careful how many posts you make so quickly. there's a few lenders that pay to advertise here. no one has a problem with regular posters that are lenders putting their info on threads when someone is asking.

but, you need to respect some of the others that are paying for advertising.

I understand. I believe I was the very first lender to be a sponsor on TxAgs, (paying) and my user name was Wellsfargo Mortgage Man back in 2009 or so. When I left Wells Fargo, I changed my user name after I took a corporate management position with another firm. I retired at age 58 from corporate mortgage operations risk management in 2020 and after helping my daughter and her husband thru the mortgage origination maze, I renewed my NMLS license to try and help first time home buyers and others. I have time to answer questions and research products, and since we live on pension, my mortgage work provides supplemental income, which has helped with cost of living increases due to inflation. I am still another year from the minimum social security age of 62, and my vocabulary is too small to solve crossword puzzles, so my mortgage work helps to keep my brain from turning to mush as well!

Yep, Jay is the longest running sponsor on TexAgs. I only know because I'm a solid 2nd place (since 2008 or 2009 I believe). I've thought about taking Jay out to get the top spot, but have decided against it. For now.

Seriously, though. Jay is a great dude. I've had clients working with him for 15 years.

Actually my old partner Travis Notmand was hosting TexAgs Radio out of our conference room in '04 in exchange for "Mortgages First" advertising.
A good plan violently executed now is better than a perfect plan executed next week.
