Howdy! We are looking at getting an investment property there for either long-term or short-term leasing, but I figured I would find out if anyone here has any first-hand experience with those townhomes. I've seen some bad reviews on yelp (but I know to always take those with a grain of salt). Any info or thoughts on these would be greatly appreciated.

My parents owned a rental there that they bought and only ended up holding on for 2 years before deciding to sell. This was back in 2013ish and I am not sure how much better things have changed since then....

My folks had quite a few issues and headaches that ultimately led to them selling and reinvesting in another single family rental by South Knoll. All said and done, they compared the costs at the Barracks and the Mgmt headaches there vs what it cost them with their single family Student rentals near East gate and South gate and decided the juice was not worth the squeeze.

The shared walls and upkeep (or lack there of) from the other owners was a constant nuisance, especially during turnover season between end of July and August. I'm talking things like next door neighbor's tenants destroyed the shared fence. My dad couldn't get a hold of the other owner, so they fixed it out of their own pocket. Barracks also wouldn't let my parents install dish network to provide TV and Cable to their tenants (something they offered their tenants at their other 6 student rental properties). They could never get in timely touch with the property management.


But what rustled my Dad's jimmies was the repetitive required fees and on-going costs associated with town homes that felt like they were being nickel and dimed. I'm talking everything from the lawn care, HOA, pest, trash, etc. My Dad was also convinced that the leasing office looked like it put better efforts with trying to lease the homes that were under their control and stewardship instead of those with outside ownership/management.

We drove thru several different days when searching for student housing this year. Looked like the double parking would be a fiasco. And lots of trash everywhere. They had lots of weird looking trash bins instead of dumpsters and they were overflowing. The place looked like a dump. Opted to not do a tour.

Condos typically don't appreciate like single family homes. That's part of the reason, along with all the fees, why they are cheap.
