Been in this house 12 years and have done so much to it as we went from 0 kids to 4 kids over that time period. These last few months I poured everything I had into it, partly out of pride and partly for financial reasons. She looks the best she ever has.

Lovely home! She'll be a part of you forever. I've done a ground up on a 1910 craftsman and just closed on our next house hack, a 1907 (we think) Queen Anne.

I'm a sucker for the old girls.

FYI the listing says 3 bedrooms but the description says 4 bedrooms.

Really cool house, love that front door and those front windows. GLWS. the neighboring white house is pretty unique as well.

Eastwood itself is a pretty cool little historic neighborhood. A lot of residents stick around for a long time. We have benefited a lot (in my opinion) from all the EaDo development closer to downtown where factories and vacant lots have given way to condos/townhouses. This has given us a higher population density to support more restaurants and quality of life amenities. Lots of great schools in the area that I consider hidden gems. Strong social cycling culture is fun, we have lots of new bike lanes and also have two light rail lines in the neighborhood which can be convenient. I take one into work.

The bad is that we have lots of freight rail that likes to sit on the tracks for extended period of time which can be frustrating. Also a fair amount of stray dogs in certain parts of the neighborhood which can be agressive. There is very much a live and let live attitude which has its pros and cons. Nobody is going to pester you about keeping your yard up but also that means your neighbor may never mow there lawn.

My wife would want that house for the front door alone.

Beautiful house! It's bittersweet in general getting your house looking all polished just to sell it to someone else, but we've almost all done it. Even tougher with a cola six looking house like that!

As others have said, you have a beautiful house. Love the hardwoods, the sunroom, kitchen and the brick is classic.

We renovated a 1940s home in Memphis that was all hardwood floors except bathroom and kitchen.

Great job.

That is a really beautiful home.

It caught me off guard how much I loved the tile in the bathroom. I could almost smell my grandparent's and great-grandparent's homes in Palestine TX when I was a little kid. It isn't something I'd put in a home today unless I was dealing with a beautiful old home like yours.

Perfect mixture of modern while still maintaining the classic charm.

Staff - take out the trash.

We used to have a 1200 acre farm that had been in the family for 4 generations but my mom and sisters sold it a few years ago. We had a huge gorgeous farm house and would hold our annual family reunions out there. Wish they had kept the house and about 20 acres around it for the next gen.

Are you going to move into something else cool or are you making the transition to suburban sprawl

We are actually building a custom home in college station. It will have some architectural interest and definitely won't be cookie cutter... But hard to say it will be as cool as the old house. Certainly will be easier on my family. I dream of mud rooms, garages, pantries and closets. Exciting stuff.

Yeah I'm still fighting the good fight in 1939 craftsman but probably won't be able to hold out once my boys become teenagers but I got some time. Hopefully can add a 2nd story by then

We just bought a house with a mud room and nice pantry and a big ass garage plus a shop and I have never felt so free in my life. It has completely changed my entire family's level of happiness.

I have a 3 car garage, a storage shed, and 2 attics. We park in the driveway. One kid alone has 2 sports wheelchairs, one regular wheelchair, 2 walkers, and a recumbent bike. I don't even know where the rest of us would go ITL.
94chem,
That, sir, was the greatest post in the history of TexAgs. I salute you. -- Dough

That is an advantage/disadvantage of a small older place l, we haven't/can't accumulate much. Now, if we had to buy and store wheelchairs we'd have to be looking elsewhere

Honest post - I'm glad my family has been church mouse poor for decades and have nothing to leave my generation, because I'd lose my mind if we had 1200 Texas acres and left nothing for the future prosperity

Ha ha I always say the same thing. Not that I'd turn it down, but I've said it because I've seen so many family have such strife and division bickering over inheritance. That's never been a problem in my family lol.

Yeah, I really wish they hadn't sold any of it. I understand it, I just don't like it.
