Housing Investment Question

I bought a 3 acre lot in an unzoned subdivision outside of city limits in El Campo. The subdivision is clean and well kept, with a decent mix of older houses and new builds, and I believe every lot is built out. Definitely middle class, mainly ag workers, truck drivers, etc. The lot has an old barn in rough condition I'll probably end up tearing down, and all utilities are present. An RV was recently on the lot and all hookups are in good condition.

I work in the area seasonally and plan to for the next 25-30 years. I'm there practically full time 4-5 months in the spring-summer, and sporadically the rest of the year. I won't be at the house much when I'm working, sunup to sundown is my typical workday. Mainly I need a place to eat, shower, do laundry, and sleep. My question is, what would be the best move for housing that I could get a return on when I sell it? I don't want to live in a camper that much, plus I'd still need a shed for a washer and dryer. I've thought about a mobile home, cabin shell, or moving a block and beam house onto the property. Would an old but well kept house be that much better to sell down the road, or do I just put a mobile home or cabin on the place and accept I'll need to haul it off/sell separately when the time comes? In a few years I could swing building a 3/2 house, so something temporary would be feasible. I just don't like the idea of having a full blown house that's not used half the year, when I could get by just fine with a 700 sq ft cabin.

What would the real estate folks do?

I am sure others may chime in, but maybe a Tuff Shed type solution would work.

Or a modular or a MHU as well if you want more of a ready to live in unit. Just a thought.

That's what I'm leaning towards, and just accept that I'll have to sell the building separately or junk it when I retire. I don't need much space, I've sketched out a handful of different floor plans for cabin shells and 450 sq ft would be plenty for me. I sketched out a 10x14 that I want to build out of morbid curiosity, it would be extremely tiny but would have all the essentials.

Seconded on maybe one modular/manufactured for you. Can rent out STR when possible. Then, if there aren't any restrictions, that property is your oyster. A handful of small villas meant for 1099 type workers? A spot for multiple RV hook-ups? Barndo?

Seriously. Your budget and your timeline might be the only restrictions. Let us know what you decide!!!

I'd build myself a shop that has an "office" with a full bath. All you need is a room and bathroom. If you work those hours you won't be cooking I'd wager. Every guy wants a shop and it would be a selling point.

This. Just offset it on the property so it's where a shop would go, that way the next owner could build a house and have a ready made shop.

I don't know why I haven't given more thought to a barndo, I rent one while working and love the setup. I'm gonna look into that. I love cooking so a functional kitchen is essential. It takes me 15 mins to cook something quick after a long work day, I can't go to a drive-thru that fast. Thanks all for the ideas, barndo or cabin shell are the 2 things I'll be looking into I think.
