660 is not fair it's poor to close to bad. I would reach out to a locator now to discuss future option and not wait until after you sell. The inquiries may have dinged you a bit but the charge off is killer. But there are many variables to scores so no way to know without a holistic look at the entire report.

There are ways to overcome low scores but again those options need to be discussed with someone in the industry. Large deposit, advance rental payments, premium rental price over market.

Idk man. This leasing market in Houston is crazy. Four recent (less than a month or so) lease comps in Houston:

Heights - Multiple applications, ended up going about 10% over asking rate.

Rice Military - multiple applications, signed a tenant with strong credit who will likely stay four plus years.

Rice Military - multiple applications, tenants paid half a year up front, no discount for that, and tenants told landlord they would likely never to move (I'm not sure why they are even renting instead of buying).

Montrose - I represent some prospective tenants with possibly the highest income I've ever seen from an applicant group and their guarantors. No other applications. Owner is "still thinking about it", lol.

Owner denied them because "she wasn't feeling it". She never met them and they are a doctor and two white collar professionals

Generally no. Maybe if it's a smaller company or from an individual.
