Howdy, my wife and I are close to wanting to buy a lot, then build a house, in the Canyon Lake area. We're looking for a realtor/agent (I don't know the difference, to be honest) who knows the area and can assist.

We're under construction there. Hoped to be in by the start of school but it will have to be over the holidays (we have an incoming 7th grader). I'm very pleased with our decision to buy in MS. Our builder on the other hand...

There's just so much we didn't know. We're going to be happy in the end, but it's a process.

What are you looking for? Proximity to highways or town? Schools? We just finished buying and building. Ended up in Mountain Springs Ranch but we looked hard at Vintage Oaks, Riverchase, Copper ridge, Comal Trace, Mystic shores etc and can probably direct you somewhat where to search.

Honestly, we are super early into the idea of building a house. Pipe dream would be a house in the next five years or fewer to visit and ultimately use as a potential house to move to as empty nesters.

Ultimately, we're getting to the point where securing a lot seems like a prudent move considering interest rates are up and (Californians be damned) we see prices drop.

I don't think we're at builder stage yet, but I'm trying to line up all the ducks.

The spike already happened. There are a ton of lots around and I'm actually watching them sit longer and drop in price. If you are that far out I wouldn't pay taxes on a lot for 5 years. Personally I would wait until fall or longer. Maybe get a realtor who can watch for deals.

Luxury and non-essential property is the first to go in a recession. Folks are definitely starting to offload "toys". The Austin market is way more exaggerated (check out that chart Felipe posted in the monthly data thread recently) but my guess is that it will flow through to the other surrounding lake markets as well.

Do you agree with AgPT that the spike has happened? Further, how "immune" is Texas from rising interest rates causing falling prices? I figure folks that would have moved to Texas have done so already, but I don't want to kick myself for missing an opportunity now (or soon) if we're gonna see a return anytime soon.

Sorry for 20 questions, but I'm collecting all the info I can.
