Ceiling Fans and Blinds before I sell?

You guys were real helpful on choosing appliances, so I'm back. Finishing up a Houston renovation and I'm conflicted on a couple things. Sales price on this house will probably be $350-400k, so this won't be real high-end or anything.

1. Ceiling Fans
I won't buy a house w/o them, but I had one person tell me not to put them in because they are ugly and I won't get my money back. I think they're a cheap enhancer, and I plan to put them in unless you guys tell me not to. My rooms generally look like this with gray carpet and light gray walls:

The door knobs are all black rectangular levers, regular 6 panel doors, and plain craftsman-style base boards. I have LED pucks in all the rooms that put out plenty of light. I made sure to run wire to center of the room so that I could easily add fans, but I want a few more opinions on it.

Should I put black fans in to match the door hardware or white fans to match the ceiling?
Would you prefer fans that also had a light or fan without a light since I have the recessed LEDs?
Modern fan ceiling fan like the first pic or something more traditional like the second?


2. Window Shades
Walking through the house, not having shades makes it look nice and open, but it's very impractical. I'd want shades if I were living there. However, not sure if I should put them in, leave an allowance, or not put anything.

1. Shades, shade allowance, or no shades?
2. Shade on every window? 1st floor only? front yard windows only? Bathrooms only? Bedrooms only?
3. Cellular shades, mini blinds, fake wood shades, wood shades? Any other type I will get good bang for my buck in resale?

I'm not a realtor so I leave that for others. But I would have ceiling fans. Just too practical. We have them in every room. We have white with lights.

I always tell my sellers to remove as many reasons for a buyer to say "no" to buying your home when listing. Buyers, especially in this price range, may not have the budget to add those things. Or they will come up with some crazy (high) number for how much it will cost to add them and their agent is too dumb to know any better and correct them. How much does a ceiling fan cost? $2,000? Yeah we can't afford that, that's like $30,000 for this whole house. With that said, add basic ceiling fans and basic blinds from HD or Lowes that match your home finishes and style. Like these:

Blinds are easy. Just measure 3X before ordering through Blindster.com. Faux wood is how I'd go. Shouldn't cost that much to do all the first floor windows.

I don't think you're going to hurt anything by having fans, given how common they are. I wouldn't pay an electrician to put in a box where there isn't one, but I would install one where there is already a j-box.

The cheapest ones you'll probably find will be white with a light kit. I would go with those. I just sold a house with these installed. They're cheap, they serve the purpose and they're not going to draw a lot of attention. Whether they're indifferent towards them or want them, they check the box. If they really don't want ceiling fans, yours won't be the only house where they have to get rid of them. If they're particular about the style or features or whatever, then they were planning on replacing them anyway.

I feel like ceiling fans are a must in Texas. I'd also echo Red Pear to do things like blinds so that someone can't see them as an extra expense or project they'll need to do themselves, especially if you've already done a lot of significant updates.

For fans, I'm not a huge fan of white, but others may not care.

Yes on both....get the fans with light kits. Having those items in the home, for a buyer with most likely very little extra money, may separate you from competition.

If you have pot lights in the ceiling, flush mount fans with no lights for sure. Especially if the ceiling height is only 8'. Keep the fans matching in all the secondary bedrooms. All the door hardware needs to match as well. I generally splurge on nice quality door handles. Things a buyer will touch on the walk through needs to be of good quality.

Licensed agent here - People expect a complete home when they look at remodeled homes. If I was looking at a remodeled home and it didnt have fans & blinds, I would start thinking what else did they skip out on, especially on items that I cant see?

I also echo what red pear said, it should also make your home more appealing and gives less reasons for buyers to say no. More reasons for buyers to look elsewhere just makes it higher risk of the house sitting for longer.

Window coverings are fairly universal, but some buyers really hate ceiling fans.

Probably a safe bet to install them at this price point but as you get to higher priced homes, you'll see many buyers prefer not to have them. They will want something nicer than a builder grade light fixture of course.

Yes to basic fans. I don't like (the look of) ceiling fans with light kits but if you do not have cans/disc lights on the ceiling then need the light kit. Ceiling fan sizing in the 40-50" size range. I like just doing 52" throughout.

2" faux wood blinds are easy to source from Home Depot and even have them cut them there. You Install and done.
