Know anyone looking for a 3000sf (3072) 4 bed 3 bath house in Westbury (parkwest 2) with a pool?
That's not on a busy road, is nicely updated, still has its garage and is not a basketcase?
With a gated side yard to park a boat or camper?!
This is our unicorn. We've lived in Westbury for 12 years, when we found out we were having a second child we started looking for a 4 bedroom in the Willowbend/West Bellfort/Chimney Rock/Hillcroft quadrant, and spent over a year walking through everything that went up for sale within those boundaries, and pretty much everything else zoned to Parker or Kolter. Saw lots of really weird pops/additions/partitions, got outbid on a few great options, then happened to be talking to some folks at a daycare birthday party, one thing led to another and we bought this house from them! We did some updating before we moved in and thought we'd be here until the kids were in high school, but the universe had other plans and just 3 years later we're moving out of state.
I think this house will sell itself, and I enjoyed the personal aspect of the off-market transaction (as well as saving a couple bucks), so I would love if one of our Aggie family could get the house they have been looking for, without the mls dog and pony. However, we would like to sell it sooner rather than later so I'm only trying the off-market thing for a couple days before we get a realtor on it, so if you know someone who is looking, please don't hesitate to reach out.

If you use a realtor, don't hesitate to give Jamie with red pear a call. I cant recall what charges sellers but I know it is less than the going rate and you will still get full service and then some. Can't recommend him enough.

Ok here's my reasoning: if you're looking for this house you're going to want to see it regardless of price. I will say that we are asking well under everything currently on the market or recently sold, on a $/sf basis. Or you can send me a text and I'll tell you.

Guess i should say well under $/sf asks of house currently on the market, and those houses as well as the recent solds are smaller houses, which usually commands higher $/sf. I bet only 3 or 4 3000sf+ houses in westbury sell per year, and a considerable portion of those are janky, so comps are kind of tough

I'm sure the house is beautiful but please spend the $100 bucks to get proper photos taken whether you use an agent or not. These pictures are just depressing.

Pro tip: make sure you list with a lot better pictures tha this or might as well not even post pictures. Which is not advisable at all. Thus, get professional pics done.

Why offer this up and not share the price? Is it a big secret you are trying to get $450k off market and save $30k transaction fees? Any sane buyer will run comps so why not share those? Its not privileged information.

No pics of pool or exterior makes it difficult to even start looking at this seriously. Plenty of real estate investors on this site, myself included, who are always looking for new property in Houston.

Here's a picture of the pool. It's like 18,000 gallons, has a deep end and a diving board that i take off when not in use, and the deck is old school pebble. Flame away

I apologize to all of the realtors in this thread whom i have offended by having the audacity to want to sell my own house. The snarkiness you guys are dropping is one of the reasons i prefer not to work with realtors when possible.

Realtor or not, your pictures are sub par. So if those are the ones you plan on floating around to sell "off market" then I am 95% sure you will be leaving money on the table because of your picture quality. Not to mention losing otherwise good and potential buyers because of the way they look.

You want to give a FSBO listing shot, by all means feel free. Just get $250 professional pictures taken. You will be better off.

Ok here's the point y'all are missing. I'm not trying to cast a wide net yet. I know that there are a lot of westbury posters here and my hope is to get word around about this house and hopefully find someone who's in this market and keeps getting burned by the crazy cash/california/investor segment. If that doesn't happen, I'll pick a realtor and play the game.

To clarify my point above regarding snarky realtors in this thread, that was not directed at all of the realtors in this thread, as several of them have offered constructive comments. That comment was directed at the "your pics suck" or "this is why you use a realtor" posts. The pics were intended as teaser pics and to show general layout, not listing photos

Previous owners had Dawson put in 67 piers in 2013, warranty currently in our name and fully transferrable. When we purchased we had them come out and check that everything was still good and he said it was rock solid and no adjustments were needed. I'd call that rock solid. American Leak Detection replaced the underslab plumbing at the time of the foundation work.

Call Jamie with Red Pear Realty. He will absolutely help you on the dog and pony show from a BS-reducing and a finance perspective. Dude's sharp with a background in commercial real estate.

Don't try to do FSBO. You're just going to attract a bunch of lowballers and people who can't get financing right now. At with interest rates the way they are, you're going to need to find the right person to sell this house to and that means getting a listing in front of as many eyeballs as possible.

Because they like the area and/or need to be in the area for work (medical center for one) and it's more affordable than West U, Rice Village, Bellaire, etc.?

WaterFRONT is correct. Per previous owners the house stayed high and dry during Harvey and i believe it, we lived on willowbend and also didn't flood (another several inches and it would have been a different story) and sloshed all over the hood checking out which pockets of the neighborhood seemed dryer than others, i believe this is one of the highest spots in all of meyerland/westbury.

As mentioned, outside a couple blocks on specific streets, there was very little flooding in Westbury.

Meyerland and the surrounding areas close to the bayou got the major brunt.

Seems a little suspicious that there are no pictures of the front or back of the house. Also, no address and no asking price.
