Trying to keep a long story short, we have a duplex in Dallas that we're were selling below market to try to move quickly because we're under a contingent contract on another property.

Long story short, the buyers are horrid, their lender sucks, and we are a month behind with no end in sight.

They are about to miss their third extension on closing date so i think we may cancel and try to find a legitimate and competent buyer.

I know this sounds crazy but i'm trying to find a cash buyer quick so as not to lose our other deal. it's a hail mary but it's a cash producing multi family property under market.

We have a loan program that will potentially allow you to purchase the next property without selling your duplex. That would allow you to buy the new property and then be able to sell the duplex at market value. Love to discuss.

Seems like $589k is close to reasonable price. Are you saying you are trying to offload it for $500k cash or something?

We lend on commercial as well. Depends on the property type but love to look at it. We also use cross collateralization to make deals work all the time. Lot of potential levers to pull.

probably kick it down to $575 for a cash deal.

it's under market as is at 589. i'm just throwing a hail mary out there to keep my other deal going

edit to add: we've done a TON of maintenance and updating and the stuff nobody wants to do. i know you don't get that back in the sale price but the way i look at it, the price reflects as is and there is less for you to do when you get it

both sides rented.

we are under market rent on both sides.

the 3/2s in the area go for about 2500 a month and the 2/2s go from 2100-2400.

Oh, yea, my bad! That was the duplex in San Antonio from another thread that I was thinking of, hah. You are correct, this OP just said they are rented but under market. No rates announced though.

Edit to add: also provide lease terms and/or month-to-month. If month to month then that is better so can get rates adjusted upwards quickly.
