The buyer should definitely verify that patio structure was permitted and engineered. The pics have me questioning a few things there.

The buyer likely gets to demo a patio addition. I'm betting that's not an engineered beam and the slab likely doesn't have the required rebar footers. That's why I would ask for engineered plans.

The patio addition was engineered, permitted, built by a local contractor, and inspected. Y'all are right to be leery of contractors but this isn't one of those times.

I would guess the 385 is annual amount. I've never seen that much for a detached home

Apparently it's per month. What in the hell is going on with that HOA fee? I'd sell my home too if that was an added in cost.

I know some of y'all aren't going to want to hear this, but the HOA fee is $385 per YEAR. I would also be curious as to where you got $385 per month as our seller's disclosure is very clear as to the exact amount and every other home in the neighborhood that I can find that was listed on the MLS in the last year has basically the same amount that we do (there was a slight increase from last year to this year). So did a realtor tell you this? Or did you find it yourself somewhere? I'd like to correct it if it's out there somewhere.

This is how it was and is entered in the MLS, so there is apparently a problem with how Realtor.com is aggregating the data. Probably won't make a difference anyway though....This sweet young Aggie couple is about to get a win.

I also want to note that this home is in a 45-60 DOM submarket, and Breanne had it under contract in about two weeks, and closed in about a month, with great deal terms to boot. Kudos to her for pulling a rabbit out of her hat.
