Howdy!

My wife and I are considering moving out of the BCS area in the spring, and are considering keeping our current home as we love this area and will be visiting frequently.

We would like to convert our home into a short term rental, so that we can offset the costs of keeping our home. Does anyone have any advice on doing so? Specifically, are there any good property managers we contract with in the area?

For STR, you don't need a prop mgr, you need a maid.

It's super easy and free to do so on zillow. I've rented out my place before on there and they make it incredibly easy. You could also check facebook. Nurses and grad students sometimes need short term rentals.

Thanks for the info on Zillow. I did not know that they helped with STRs. I have used VRBO and done personal rentals.

I've been a superhost on Airbnb since 2017 and have hosted thousands of STR guest stays. Here's my advice:

  • Get a REALLY good cleaning staff, and come up with a system for cleaning and organization. Finding a good cleaner has been an ongoing process. When we started, our cleaner charged us $60 and we provided clean linens and towels and picked up and washed the old ones. Now they charge $150 and we are still doing the laundry. When we priced them doing laundry for us, it was going to be more than just buying new sheets every stay. But it's not just laundry. Who will buy TP, soap, washing machine detergent, etc.
  • Come up with a REALLY thorough set of guest rules. This will save you so much headache.
  • If it's your home, be emotionally ready for guests to, in the very least, be very hard on the house, and in the worst, destroy it. One of our guests pulled the curtains off the wall at our house the other day. Why?
  • If you are going to manage it, you will need to be ready and able to respond to lots of normal and crazy messages from guests.
  • Make check in very easy for you and your guest. I would recommend electronic door locks like the August Smart Lock Pro that can be opened anywhere in the world and/or from a keypad at the door.

If you are in an established neighborhood with HOA, check if they set any terms/conditions for how they define "short term"
