Flat fee MLS listing for a rental

How long do you want to ignore this user?
Does anyone here do a flat fee to list a rental on the HAR MLS? BF is an experienced landlord, but he has a house open and the Zillow listing is going nowhere. Granted, it's probably not a good time of year, but there are other reasons why he would prefer to not rely on Zillow any longer.

I'd be happy to help. I don't do flat fee rental listings anymore, but the theme I've seen in person over the last two years is that the increase in rent that I'm able to get most landlords vs what they can get themselves has more than paid for my fee (1 months rent split between myself and the tenant's rep).

Try facebook marketplace. Last rental I had 10 facebook leads for every 1 Zillow.

@Martin - I'm a little surprised Facebook Marketplace has been that successful. Zillow generates a lot of spam/false leads, and I would think FB would be even worse.

What kind of rentals do you have? What are the quality of tenants? My rentals are SFH in pretty decent neighborhoods renting for about 3 grand. Id be weary of using FB marketplace because I buy enough crap off there to know the kind of folks using it.

Have you leased houses on there? Our homes are single family $2-$4500/month. I've yet to have one late on rent. These are in Fort Worth. Fully aware it's not perfect but neither am I.

No and I'm not a veteran landlord amd I have only used MLS, I just know the kind of folks that seem to populate marketplace. In the hierarchy of ways to advertise to tenants in my opinion it would be craigslist>marketplace>zillow>MLS. They all have their pros and cons, im sure.

Have been a landlord since 2010. Many mistakes. Many lessons. Craigslist was my usual place until 2018 or so. I like FB because I can look at profiles before the usual credit and rental history check. You can tell a lot by the pictures they're proud enough to post.

It was my suggestion based on my experiences.
