Do y'all see Detroit ever making a big comeback?

There's a lot of cheap real estate there. We all know why.

Opportunity abounds for the timely investor if the city ever booms again. Lot of risk though.

Tough to say but Detroit has a lot of issues besides the reasons why it has cheap abandoned run down housing.

They've made solid progress, particularly city leaders to revitalize but it's not easy. The dependency upon local auto manufacturing is real and continues to be a drag from the life people knew back into the 90s.

Dan Campbell has them in first place in the NFC North. I'd say that's quite a comeback.

will it "boom"? Nope. But, can you make money sure but will not likely be easy. There has already been a lot of money made from folks who scooped decent properties for the market for basically zero in 2009-2012 time frame. But, they were buying at basically zero. You would not be so lucky, still cheap by most markets standards, but not almost free.

Anything good in Detroit has already passed through investors at least once. What you're left with will cost more to salvage than you can ever get out of it. If you know Detroit well you can still make money. If you're wanting it to be passive, you're going to have a bad time.

If global warming ever gets as bad as Greta says it will, Detroit will be a very nice place to live in a couple thousand years...

Detroit also has pretty high property taxes as well. A few years back I looked at a few properties at a tax sale, the back taxes owed where shocking. At the time there was also issues with the valuation at the tax office. For example a crack house was valued as if it was still a well maintained family home in a nice neighborhood. This was a widespread issue and I have no idea if it has ever been fixed.
