There's an 11 acre lot in a mixed zone area of B/CS - that I walked by today. I guess it's getting ready to be developed because there are new survey markers but all the trees I can see from the street (a bunch) are tagged with little aluminum tags & survey tape. It is a fully wooded lot. Any idea what the tags mean?

They are tagging the trees to make a list/drawing of all the trees on the site. Trees are identified by the numbers on the tags.

Would that be to keep them or are they going to clear it? Do they have to account to someone for them? Even scrubby trees have tags.

Tree survey most likely. Mark some to keep. Mark some as reference points.

It would be nice if developers didn't wipe out every tree on the property and then list if for sale. I can't help but think how nice some of these developments would look if larger trees were interspersed with buildings. But, noooooo, we have to go scorched earth.

Yes, hoping they don't scrape it. I'm just wondering why they would do a survey if that was the case.

I completely agree, but it certainly adds a tremendous level of complexity to projects. It's not just don't cut the tree down, but also protecting the it, and more specifically protecting its root system throughout all phases of the project(s). Keeping existing surface culture also significantly affects the final grading and drainage plans.

This could be anywhere from changing the number on the left side of the project cost to even adding a zero or even two just to the left of the decimal point.

Problem is that people SAY they want trees, but they are unwilling to PAY the costs keeping the trees incur.
For instance:
2300 s.f. on 1 acre $1,350,000

Not a perfect comparison, but most people aren't willing to pay $1 million to have trees on their lot.

And they are located by the surveyor to be shown in the plans.

Most tree ordinances require some schedule of replacement by species/size for certain species/size/of a minimum size that are removed. Or cash in lieu.

Don't hire your typical boundary surveyor for tree surveys in the wrong jurisdictions. A lot of field crews can't properly ID tree species and it can cost a fortune if a city spot checks you and finds an issue in the right/wrong species and size mismatch. A good arborist or landscape architect is worth the money , even if the survey crew has to do the locating.

Been checking around & it's county property. The rumor/gossip in the neighborhood is that it's gonna be some sort of forensic crime lab for this region? Goodbye nice treed area/buffer, if true. I have no idea if it is or not.

Uh you do realize the lot sizes are completely different, right?… that's not only not a perfect comparison, but a god awful one that makes you look like an idiot.
