Just finally got my 2023 protest meeting scheduled. Comal County was flooded with protests this year and got a little backed up it seems. Anyways, I have protested 3x before with all favorable results so hoping for a continuation. One question is in their evidence they sent an "Equity Grid" and a "Sales Grid". I get the sales grid, and this is primarily what I am going to argue against but someone dumb down "Equity grid" and how I could use it to my advantage as well.

Equity grid is circular logic. They use their data on other homes to justify your value. Then they use your value to justify the other homes value.

It is only handy if your home is fundamentally different than the grid.

Got it. Actually mine is unequal for the lot. The improvements are in line with the others, but my lot they have valued $22k more than my immediate neighbor who has exact same size lot with comparable features. So I will use that for a little argument.

My ARB hearing totally ignored the equity matrix and used the sales matrix to agree to lower my value in about 90 seconds.

If you have any issues or questions, I am a property tax consultant and would happy to review whatever evidence they did send you! I used to work for Brazos CAD for 9 years and was their litigation/arbitration appraiser so I am very familiar with the arguments of the CADs.
