I agree. You have to outwork and out think people. There are always opportunities and just because the mass don't see the opportunities doesn't mean it is not out there. If it is easy, then everyone would do it and no money would be available.

Think outside the box.

i can answer this as i'm an appraiser, sales agent, and work some ROW deals.

this is a relatively new discipline and isn't as regulated as the Single family market is due to dodd frank. , at this point, the ROW world is the wild west.

nobody is teaching the fundementals of ROW in education or Continuing education because there isn't much out there yet because it's a newer discipline. . so there are no real experienced agents or appraisers because there isn't much to be taught yet. but you're right. there is plenty of opportunities if you're looking.

IRWA teaches ROW appraisal and could get anyone on the path. One could get the RW-AC designation from their online school. Learn how to do an A-5 appraisal, memorize the TxDOT Appraisal manual (there is literally a manual for this stuff), and go after the next set of PREAS Contracts. From there you get a meeting with the TXDOT Districts, Energy Solutions, ONCOR, etc and get some business.

If I owned an appraisal firm I would just hire an appraiser away from one of the big ROW appraisal firms and partner up. They could walk you through getting on the approved appraiser lists, getting a PREAS contract, etc. This is small business 101 stuff. They bring info, you fund it. Experienced ROW appraisers change firms ALL OF THE TIME.

As for title companies... about 5 years ago a bunch of ROW title companies opened up and most went out of business. Tough biz as you have to wait a while to get paid and you need deep pockets to keep it going. Now with the industry wide boom the Districts are seeking ROW title companies as all the others are overwhelmed.

Survey is the same. You can have all the work you want, but it takes some deep pockets to keep it going until you get paid.


But again, this is stuff you all should have considered 2 years ago when you saw a giant boom about to happen in industries in which you work.

at best your previous posts have come across as self-rightous and pompus

We get it, you're ahead of the curve and saw all this early. So did I.....

But I started this as a way to maybe have people communicate and help each other. I noticed you don't have one, but thats what that little Ag Tag is for. We help our own. If you want to use this thread as a vehicle to let everyone know how smart and good at business you are knock yourself out, but the only people who think that this is the case is the one sitting behind your keyboard.....

There are PLENTY of opportunities out there still and the train didn't leave the station two years ago. Y'all feel free to PM me if you need to. I'm happy to help.

I do ROW appraisal work as well, and I'm covered up. I'm going to bill twice what I billed last year.

The problem is there are a few people that know how to do ROW appraisals, and a lot of people that THINK they know how to do ROW appraisals. That latter group gets all their time eaten up in the review process because they've done things improperly and spend an enormous amount of time fixing reports. For example, I'm currently working on a property where we got the other side's appraisal, and his land comps for a property that has a highest and best use of commercial consisted of a residential lot, a property that sold as improved, and a property that is going to have townhomes built on it. It only has two comps that are remotely similar to the subject. The attorney I'm working for is going to tear it to shreds at the hearing.

The ROW appraisal industry can be very rewarding, but it can be tough to break into due to the level of detail and knowledge base required. But it can be done if you're willing to work at it. Just don't expect to get rich right away.
