I was recently informed my home value was too high in value for my carrier to continue to insure my residence. I think their threshold was 900,000, and my home value was just over one million. Located in San Antonio.

It has a painted metal roof on it, and I was hoping for a carrier that didn't have the cosmetic exclusion. But I am willing to go either way.

Just looking for a suggestion. I will start calling Monday morning.

Farmers pulled my policy also for high value. They went with a "3rd party" affiliate and my home rate went up 3x.

I had a quote from All state and they do homes over 1M. State Farm does too but they all are super high.

I went from 9900/year to 4800 for 1.2mm

Had travelers and went to a local all state. I will have terrible service but it costs 400 less per month.

Chubb is extremely expensive and they generally require the auto to do the home, their auto is even worse than the home pricing wise.

For $900k you should be able to get almost anyone to quote that unless your home/roof is old. I own an Independent Agency in Austin and more than happy to take a look at this for you.

Thank you all for the direction, I ended up going with Allstate. I've heard they are not the best on claims, but they were about half the price of Safeco.

I went through this recently in the Georgetown area. I had three different independent insurance agents looking and the only company that would write a policy was Cincinnati. I did have to switch to their overly expensive auto insurance as well.

Yep, I know it, I am not in good hands, but with the 2 percent deductible, it's about half the price already out of pocket.

Chubb will agree to a policy for your ~$1,000,000 home and you'll pay your premium. They'll then come in a month or two later and do an "evaluation" of your home and then say it'll cost 2.2 million to rebuild and you'll have to pay a premium that is more reflective of that 2.2 million. They will not let you insure for the $1,000,000 value of your home, they'll only offer whatever amount they deem, even if you have an appraisal that differs from their the assessed value.

That is not my experience with Chubb. Also did not have to bundle with auto as our carrier remains STF. Just wanted to give perspective of current policy holder.

I also work within an industry that deals with all the carriers. Chubb, Pure, AIG Private client all cost more but you recoup that on any claim you might have.

Also, fun fact, Chubb policies for any loss not resulting from wind or hail has an endorsement that states if you have a total claim value over $50k, your deductible is waived. That's a huge value add for any type of water or fire loss.

Agreed. Never had that situation with Chubb. They have been outstanding. All my friends who are attorneys and sue insurance companies for a living or defend them use Chubb. Per those guys they are the best.

I have to call USAA every year to back down the value to 80% of their so called appraised value. Ours in an antique home so they won't let me insure for modern rebuild. So, I just keep it as low as I can, and intentionally don't cover some things. Deductible is high, I keep cosmetic endorsements on my roofing. If I need to eat a $100,000 of roofing, fine, no problem. I just don't want to have to eat the whole house rebuild if it incurs a total loss.

Yep, thats kind of where I am at. If my house burns down, hopefully they cover 85% of it or so. Otherwise, I am pretty much on my own.

this is where I am at. I don't even need my whole value insured. I would rather just have insurance for contents and $x amount. $x amount being the smaller home I will build, now that the kids are out of the house. If it burns to the ground, I am not building the same house.
