Hi everyone. Coming into my first home after coming to an agreement yesterday. I have an inspection coming up this weekend. What kind of questions should i be asking the inspector. I plan on asking about roof, foundation, HVAC, but what are less obvious questions I should be asking of any. If this is a dumb question let me know that too haha

My recommendation to my buyers is to show up and watch the inspection but stay out of the way. When he is done, the inspector should review his findings with you and answer your questions.

Remember that an inspection is for identifying safety and mechanical/structural issues. Questions like "are the countertops Formica or granite" are cosmetic issues and are already incorporated into the price of the house.

I like the countertops as is, don't care what the hell it is, but I can definitely see why people would confuse that

this is great recommendation. a good inspector will chat with you and let you know the major stuff (hopefully there isn't any) before he sends the report. the report might make you think the house is falling apart. there's a certain amount of fluff that inspectors put in their reports so buyers feel like they got their money's worth from the inspection.

there will likely be a lot of code recommendations. remember the code changes all of the time. for instance, it's now against code to put electrical outlets on the sides of an island.

This is correct. As an Inspector, I tell people they can be there for as much or as little of the time as they want. Some inspectors/Realtors will tell clients to only be there at the end. I don't mind if they are there the whole time. If they get in the way too much, I will politely let them know. So on that note, with your inquiry, be there but don't follow them around or ask a bunch of questions while they are working. It disrupts their routine and flow and can cause them to forget to do something or record something.

Take the time to walk the house yourself, measure things, "inspect" things yourself. If that leads to you having questions there will be time to ask them when you are going over things. Most inspectors love to answer questions and help. So they are typically happy to answer any questions they can.

That is my goal is to get measurements of a few areas and really get a chance to dig in for a longer period of time

Ask him to show you where the main water shutoff valve is and how to turn off the main electrical breaker and individual breakers.

My advise is similar to above. I recommend going to the inspection about an hour after the start and let the inspector do his job then ask questions and get feedback at the end.

I also tell first timers to not freak out when they get the report because every minor issue is listed. Break the report into two buckets. The first bucket is major issues with roof, foundation, HVAC, plumbing and electrical. These issues maybe addressed with the owner for further negotiation.

These second bucket are the 'Home Depot' issues. IE a ten minute trip to the store and 15 minute fix yourself.

You should also take some videos, pictures, and measurements of things you may want to reference in the lead up to owning the home while the inspector works. Of course, make sure you ask your realtor if its ok with the seller. While you do this, if you spot anything you have a question about, the inspector can take a look for you while doing the regular work.

Some that I like to do are: electrical panel, water main, water distribution box if applicable, central alarm box, internet / cable box, water heater, AC unit labels, heater / furnace labels, and if you can access a shingle you may want to snap a photo of top or bottom if possible (can help with insurance if they ask). I also like to note anything that runs off an app during this process so you can go ahead and download them to be ready for setting up the basics quickly when you take possession - thermostats, video doorbells / cameras, garage door opener, etc.
