Advice needed on selling a mobile home

Hello RE Board, I almost never venture over here, but I need some guidance on how to go about selling a mobile home, both how to price it and how/where to list it for best results.

I don't have the exact make and model or square footage yet (will get that soon), but it is a little over 4 years old and is located about 30 minutes east of College Station. It also includes a large wooden/tin roof front porch with ramp and a small wooden back porch.

Ideas I have so far are to look at FB Marketplace for similar homes in the area for pricing and then list it there as well. I will also list here on TA Classifieds, hoping someone wants to buy a home for their kid going to A&M. Another idea is to reach out to mobile home park owners and see if they'd be interested in buying to place in their parks.

Any other ideas or recommendations on how to price and sell this thing?

Get a realtor and list on MLS. It is a home.

Are you selling the land with it too? If not, then the best place would be Facebook Marketplace or some other mobile home site.

If you are selling it with the land, then it's considered real property and a realtor would be able to help you out. Good luck!

Know the original installation cost and what that model goes for currently? Most manufactured homes face depreciation, this is usually offset by lot values going up.

I would add in moving costs and some significant depreciation from new and market it on Facebook and Craigslist and get ready for some really ****ty interactions.

Single or doublewide?

Do you need the money or not want to have to spend money disappearing this problem?

Doublewides almost have 0 value because once moved, even onto an engineered foundation, very few lenders will finance them. Not to mention it cost twice as much to move, maintain, pad, and skirt one. If I had one of these, I'd call every mobile home mover I could find and see which one would haul it off for free or start looking for an infill lot in Bremond Texas to move it to, then owner finance the lot and house to Juan and fam for +~ 175k. Turning 30-40k into 150k note.

If it's a singlewide there may be a lot more buyers. I'm one of them assuming condition I'll pay 5-10k. That big porch is a problem because it won't travel well and prolly was screwed to the house. I'll be in Maxwell today cleaning out a ****box we own there and come down 21 to go home. If you want me to stop by email me at Corey at gbtpm . Com
