I am considering purchasing a house that I am planning to demo. However, to get the deal done, it seems I may end up having to do a lease back for potentially up to 6mo. The realtor said the leaseback form is fine for month 1, but I really need to do a formal TREC lease form for months 2-6 because that lease back form does not specify remedies for breach on either side and is really meant to be short term.
Both of the TREC lease forms say I must install smoke detectors. I am assuming for liability that I need to do this? Seems a little ridiculous if I am tearing the house down and doing this as a concession to make the deal, but I guess I have no choice per the Texas Property Code and liability. Thanks in advance.
