Potentially buying a house with my mom in Grandview/Johnson County TX.

she's over 65

We've talked about a few options...I buy it and she rents it.

We both buy it (I finance)...and she 'rents' it.

Is there a benefit in structuring the purchase one way or the other?

Is there a prop tax break if she co-signs being that she's over 65?

I'll have a lot more questions...probably only scratching the surface right now.

She would need to own and occupy to claim the over 65 examption on the property taxes, which is substantial. You could be a non occupiying co-borower on the deal assuming she needs the income to qualify. Her credit would be used in this case even if you were providing the majority of the income and/or down payment for the deal.

Make her the owner for a tax break and frozen at 65.

Might not be your area…but as a non occupying co-borrower, do I have rights to the home should she die?

You would be on title along with her, so yes.
