Wife and I have a growing family and are looking to take advantage of the slow market and upgrade to our forever home.

As we all know, the only problem with the discount/slowness on the high end, is trouble selling your current home in the process.

What is the standard practice in a slow market? Do I make an offer contingent on selling my house? How long are those contingencies usually given?

We could probably float both mortgages, but wouldn't want to for long. Also would really love to use the equity in my current home for the down payment.

Very tough sellers market where we are right now and just not sure how to approach this.

We have the perfect product for your sitiation! Been a sponsor on Texags.com for 20+ years. Our buy before you sell product allows you to buy the new house without selling your current house no matter your debt to income ratio, only requires 5% down (with no mortgage insurance) and no payments required until the 4th month to give you time to sell your current home. Solves all the classic problems you are asking about and allows you to make a cash offer on the new property instead of a likely not accepted contigent offer.

Most markets in Texas are buyer's markets right now, but there's a lot of factors at play that are important down to the micro markets / level. I've done a lot of deals with folks in your same situation (both sides often), and have worked with a lot of Aggies who have used Jay's product and been very happy with it. If you shoot me an email or text we can set up a time to talk through my experience with folks in your shoes if you'd like. My contact info is in my profile.
