I ran into a very odd situation at a trial today where I saw an "expert" testimony from an appraiser which was a horrifying violation of just about every USPAP rule there is.

I'm having an issue trying to figure out what to do. If this was just a typical bank transaction or private party, Appraisal, I probably wouldn't report it, but this person is representing themselves as an expert in our field and likely cost somebody a lot of money. It's kind of a complicated story, but I'm trying to figure out what to do in my own mind. Probably better if we take this off-line if you have any opinions so please PM me if you have any idea ideas or want to know anything further

You can file a report/complaint on TALCB easily. Most uspap violations arise from an error of Omission, or sometimes commission imo.

I was reviewing a report from the VP of a commercial firm 2 weeks ago, where the Appraiser or VP decided to conveniently exclude a building from his report (knowingly or unknowingly I don't know or care). That report was used in litigation as well.

I hover my mouse over the 'file a complaint' option on TALCB sometimes, but have yet to actually pursue that action.

Best of luck with your decision.

ETA: If you really want to delve into it, Sec. 1103 of the Texas Occupational Code is one place to go for additional guidance or information; more specifically 1103.405

ETAETA: Also if you do any Res work, best of luck with UAD3.6 If they don't delay the full mandatory rollout I'll be surprised.
