Hey I'm working on a small SF-5 infill project in South Austin. The site's already split into two legal lots and the plan is to build three homes.
Purchase is $350k, total project comes in around $1.47M, and we're underwriting roughly $2.0M in total sales.
I'm looking to bring in one passive equity partner (~$375k) and targeting about a 30% IRR over ~15 months. I'd be handling the development and day-to-day execution.

Hey, OP -sounds interesting and a neat little project. I am going to attempt to ask questions to get more details out there:
So you need to replat into 3 lots to build 3 homes, correct? Have you done this before? The replatting process around here (BCS) can take months and I hear Austin area is worse. And, sometimes, when you replat, City makes you improve underlying infrastructure (water/sewer) - do you know anything about that for this project?
Are you going to be the builder? Or do you have to hire a builder? Three $700k homes is the end result with each having a cost (land & sticks/bricks) of $490k?
