My elderly parents are considering moving to Lake Conroe area in a condo. Any information on the pros/cons of April Sound and Walden would be most appreciated.

April Sound is nice and quiet, but the HOA dues are ridiculous like $400 a month. They do cover a lot of maintenance (and even pay for your roof to be redone) but you have go in thinking differently about your cash outlay, what services you want baked into your HOA fees, and the quality of the work vs the cost.

For April Sound, it will depend on which condo you go with. There are many different condo sections and each of them will have a different HOA that specifies the amount of dues and what they cover. They are not standard.

The April Sound property owners association dues (neighborhood standard) are about $275 per quarter and are in addition to the condo owners association dues.

They do have a pretty active men's golf association group if he is into that; senior pickleball has become really popular lately; and there is a large ladies association that has dozens of separate interest groups she could plug into.
