Yes, it appears to be landlocked. We just started working on the sale and are trying to get some details. I have written letters to the surrounding owners asking them for an easement agreement. Arkansas law does provide a means to secure an "easement for ingress and egress' (Code 27-66-404 established in 2014). Keep in mind that we are just starting on this land, and that's why the offer of $3500 per acre with a $20,000 rebate to get the easement. With an easement, the land is worth $5000-$7000 an acre (comps from recent sales). I will know more soon -- just seeing if there is any interest at this point.
