I regret there are no photos available. My friend bought the land 65 years ago. All her files "disappeared" before she was admitted to memory care. She can not remember anything now. You can look at the aerial photo and location by googling ":Madison County Arkansas assessor", click on the link that says "Assess your personnel & business [properties, then click on the blue link that says "Look up real estate records" and type in Donna Dudley. It will pull up the two ajoined properties. On the left of either one you will see "view" and ""Map" click on Map and you will see Donna Dudley's property.\. As far as I know, the timber has never been cut,

I forgot to mention that the taxes are up-to-date, and I will have the legal description in 3-4 days. The Coubty Road nearby is CR5320. I wish I could tell you more, but I'm 85 years old and cannot make the trip there. Ms. Dudley was my sweetheart in my high school and A&M days 1955-1963 (she lived in Houston then).

Yes, it appears to be landlocked. We just started working on the sale and are trying to get some details. I have written letters to the surrounding owners asking them for an easement agreement. Arkansas law does provide a means to secure an "easement for ingress and egress' (Code 27-66-404 established in 2014). Keep in mind that we are just starting on this land, and that's why the offer of $3500 per acre with a $20,000 rebate to get the easement. With an easement, the land is worth $5000-$7000 an acre (comps from recent sales). I will know more soon -- just seeing if there is any interest at this point. I'm working with an attorney in Huntsvile, AR

Guys, I found an access easement from the Bill Parker property directly to the property in question. However, the person who holds the Durable Power of Attorney and I agree to turn it over to a real estate person in Huntsville, Arkansas.
