Only one course is semi private and considering the green fees I don't imagine you're getting 4.5 muni rounds if you decided to play the public course.

The Nelson seems like a pretty good deal at $80k. Two courses and Ritz amenities.

Las Colinas CC which is next door is a more fun course and in better condition (also gets you access to gleneagles). The management at the Nelson since it left four seasons is really bad too, I've known 2 members that have left.

Unrelated the biggest shock on that list is Bent Tree. This was a fringe 60k course right before covid and now it's getting close to $200k. Obviously it's because of the amount of money they spent but it's also at the same time surprising that they've dropped almost 60 million dollars on the new clubhouse and course in such a short amount of time. Essentially a brand new country club once the course finishes later this year.

LCCC is very meh to me. The conditions are great since the remodel and I do like the membership there. Joel Edwards is always a treat in the cigar room. #3, 5, 12 and 16 are good holes but the rest is blah.

The Nelson, imo has two better layouts. The two clubs have been trading memberships since the 90's. Half of LCCC left in 2016 or 17 and Invited finally decided to sink millions into it. Love the zoysia.

Your $60M is very accurate.

Thanks

Best deal in dallas. I've got a buddy out there and I think it was… $15k? That's just a year or two ago. His dues are also under $700.

We just got another dues increase at Gentle Creek. Almost $1k/month. Insane.

Feel like they're just trying to run members off and get people in there on the new $50k initiation fee.

Yup. I've got a few buddies out there. The clubhouse is insane.

With the population growth in Dallas, there's only so many spots at DCC, Brook Hollow, Lakewood, Northwood and the likes. They're also the farthest north club that isn't Arcis or ClubCorp. So good for them.

We belonged to Gleneagles before moving farther north and you could tell they were turning the membership over. I think the entry fee there is now.. $75k?

It was $12k when we joined in 2018!

That's crazy. I'm up at Hurricane Creek, and we're quite a bit under that still even with the renovation cost tacked on.

Hurricane or Eldorado would be where we'd look if we went private because they're the closest. Stonebridge is outside my range. Oak Hollow is less than 1 mile from my house.

I had a patient in his late 60s (very, very wealthy family) who told me last year not to bother joining a cc if I liked variety. He says he plays a different course each time he plays and there are something like 70 public courses in and around DFW. Even if you took out the really bad ones you could always keep a pretty high level rotation to keep things fresh throughout the year
