I got a quote on a replacement glass today and it was insane. Nothing special but it was double the cost of the whole window from when I replaced about 3 years ago.

I'm in the industry. Don't expect a price decrease. Modest increases (think 3-5%). You could wait for a little bit and see if the lower demand causes some deeper discounting/better sales but not sure.

I'd wait for the RNC market to slow starting in 2023. We expect contraction of high single digits best case which should ease demand a ton.

Demand has already slowed a ton on the homeowner replacement side (and softening for new construction residential). So far, no window companies are taking a price decrease (Andersen announced a 4.5% increase effective in late January). I assume other window brands would follow suit.

Recently ordered some Anderson 400 new construction windows. 12 week lead time. I compared prices at a local building supply to HD. Local place was cheaper by 10%. I said at HD I was a contractor (I am, but they did not ask for any proof), they knocked the 10% difference off and said they may be able to go lower. One guy admitted they do get a commission at HD in that department, so may be a bit flexible?

I went with the local place due to knowing them a bit (I don't get much from them as what I do). But whoever you get things from, work them, things are slowing down in some areas and they will need the orders.
