Forgot to take a straight-on pic before I started so this is the best I can do. Converting a garage to a playroom/office.




Garage doors demo'd and doors being set




Existing brick demo'd




Existing "sheathing" was exterior drywall product they used in the 60s (terrible product)




Acoustical sealant going going on the bottom plate. Helps with noise and air leakage.




Wall being framed in








Zip sheathing going on






2" rigid exterior insulation with 1x4 batten for a rain screen




Hardie plank siding going on - fastened to 1x4s (needs to be painted)






Mineral wool insulation in the stud bays on the interior




Tape and bed




Ductless mini-split installed

The side wall will get the same detail, as will the rest of the house. Soon she'll be a yeti cooler!

Started demo on the second floor board and batten. As you can see, no sheathing and no tyvek. Just insulation, felt paper, and boards.

Correct, no gasket. It's got a decent slope to it so I'm not too worried about it.

What is the reasoning for the 1x4 on top of the foam board ?

To keep the hardi from looking wavy if you nail it directly on the foam ?

It creates a "rain-screen" where if rain gets behind it, it can drip down and out because of the air gap left behind. If the air gap wasn't there, the water wouldn't have a way to get out and could cause some issues.

I want to do to my back porch what you did on your garage -- put up a wall. In your case, you replaced the door while mine is open. However, on mine, the porch is already closed on 3 sides (cove, I guess you'd call it). All the youtube videos I see for closing in porches assume 3 sides are open.

What are the challenges in doing that? I'll put in one door (no French), a "half" wall with windows that line the rest of the width of the space. Obviously, I'll have the window spaces framed for standard sized windows.

Any idea of a very rough cost range for the framing on this? I can do demo and follow up with insulation, siding, have a window guy come out, drywall guy (not touching that), etc.

Approximately 20 feet. Maybe a little less. I'd do it myself, but I want to make sure it is plumb and square. Since the porch steps down, I want it to be a 4 seasons room (albeit in Texas). Tile directly on the concrete that's there, a window unit, ceiling fans, etc. It is all but wasted right now.

I'm in DFW. Let me see if I can get some pics.

Is there a roof over the space?

Yes. It would be just like closing in a garage without having to remove the door.
