Magnolia tree losing leaves and remaining ones have brown spots

Our magnolia tree is not looking well and we're hoping someone can help us. The tree has been losing leaves, some leaves are turning brown, and the edges of the leaves are getting brown spots. This started several months ago and seems to be getting worse. We live in the Houston area. Pictures of the trees and leaves below. Thank you!

I would suggest checking with a local arborist, but there is a likelihood that you have a fungal problem. Typically the evidence is spotted leaves, and leaves turning brown and dropping early. Common in areas with high humidity.

Pull the mulch away from its base and cut back on water the yard looks very wet. You have very dense clay soil in Houston and I think its roots are to wet.
