This yard was all weeds when I bought the house, and I've had no luck bringing back grass.
Any advice for treatment or is it best to start over and re-sod?

Weed and feed next month and regular watering. Grass is dormant now. Nothing you can do right now. Maybe spot spray some of the weeds.

More than likely yes weed and feed. I am guessing you are in newer construction and the ground is packed so hard after construction that aerating it and putting some good compost will help greatly.

Probably compacted soil. you can see the sand they dug up to put the tree in. that looks hard as rocks.

Not cheap, but I would spray the weeds to kill as many as possible now. Apply preemergent, then aerate the hell out of it, compost and then resod.

Use Medina+ every few weeks. after resodding

Would aerating it then topdress with good soil do the trick? I top dressed my old yard a few years back and it brought the yard back to life.

I'm surprised no one has mentioned Randy's chart yet!

Agree with aerating and top dressing. Start there before adding any herbicides or fertilizers.

Here's what I would do and have done.

As soon as possible get and spray this pre-emergent on your yard. With the winter weather coming, you may have a few more days but mid-next week at the latest.

Then, just leave your yard alone for the next couple of months. Whatever grows, grows. You can't do much about it anyway. At that point (late March/early April) nuke the ENTIRE yard with Glyphosate. You can get the generic product at Tractor Supply or online. It will die within a week. The reason you don't want to do that now is weeds will grow in February and March.

Till up the yard -- you can get one of those garden weasels at Home Depot or rent a machine; no need for serious tilling just break up the dirt a little -- and spread seed. I buy my seed online at hancockseed.com, but if you have a local seed store go there. You're limited to what grasses come in seeds but with that yard getting plenty of sun, I'd go with bermuda. It looks like you have some there anyway.

Water the heck out of it. Good seed will start to sprout in 3-5 days. The only caveat is if it doesn't get too hot in April you might need to reapply in May or even June. Bermuda seed can withstand really hot temps but it doesn't seem to want to get out of bed until its 90. I had a buddy like that!

If you really want to go sod, no problem. Just go with these directions and lay down the sod. You'll need to clear out all the dead grass first.

Do you have in ground sprinklers?
If not id probably rototill the entire thing, then sprinkler install, then resod. Expensive but bite the bullet and do it all at once.

I'd also get the soil tested and find out what the composition is lacking and till that in during the process. Rent a large tiller and its not a huge amount of work. Assuming you've got a ball hitch on a vehicle.

Assuming you have the budget...

Pay professionals (I Used Houston Grass) to resod the whole damn thing

Prior to ^^^^^ make sure to core-aerate the lawn and have a sprinkler system with a smart controller installed.

Applied Sprinkler Solutions is owned by an Aggie, and they do great work (Matt is on the boards).
