Looking at a house with a 2 car garage but wanting to add a stand alone single car garage for my truck. There is room at the back of the driveway. Curious about how much it might cost? Wont be anything fancy. Just enough to fit my tundra in.

I don't have a number for you but I recommend going with a metal, pre-fab setup. I'm working on a design for a 2 car, stick built garage with an office loft above and the numbers from GCs have me questioning if I should just go with a metal building and save $$$

This is probably the route I'm going to go with. I'm looking at versatube. They have a model that you can use sidings and shingles.

If anyone is curious, the build I'm looking at has a lowest bid at $280k

that's completely insane.

Production builders can deliver a 2,400 sqft home with a garage for less than that.

My FIL built a detached 2 car to go with his attached 3 car a couple years ago. Not sure of the cost, but I've known the man 17 years and the most I've heard him cuss was when he talked about dealing with the city (Houston) for permits and inspections. I'm sure College Station will be better, but you need prepare for that BS that will come with the build.

My gut feeling is $150/sf. but I am an estimator in commercial construction for over a decade.
Might be $200/sf if you have electric, plumbing and HVAC.

I'm in Hays county ETJ outside of Dripping Springs. GCs around here quote custom home prices for a garage with a loft

I just had 1500 sf shop built in Brazos county two years ago. It's 16ft tall inside with a side work area, a small bed room with a mini split, a bathroom, and electrical throughout. Hardie siding since no metal buildings allowed in my neighborhood. I think we were just 150k for it.

If the truck house is too pricey and resale value not enough incentive, then long-life tarps might be in your future.
A landscape feature knows no bulding setbacks.

if Metal is your jam, then carports might be it ... view some on South Blue Quail 1625 & 1628 in Quail Run Estates, Aggieland
2024: 750sf- $6045

Damn and we thought an attached 2 car garage for $125k was insane. (Putting a room above it made it 300)

Everything was much cheaper 2 years ago

Neighborhood hoa to deal with ?

Based on your first post, you're adding a living space to it vs what OP is asking. A stand along garage should be in the $125-150k range. When you start bringing MEP and finishing trades into the question, it's a whole other ball game.

I just built a 25x25 addition to a house in Dallas for $146k

Yep, the idea was a simple loft overhead with mini split, no plumbing. Not a lot in regard to finishing other than some lvp and drywall. I'm ditching that concept as it quickly spirals into $$$.

292sf = Tundra w/walk-around, 9ft door w/NWB flanking portal minimal CODE, brick waiscot %as per ACC/HOA DRs
+ $175 (or more b/c so small?)
~$52000 (maybe less if cash?)
Beware foundation quality cutting corners in PC is a gamble b/c of the very bad stripes of soil between the very best in Brazos Co

I might open a can of worms in mentioning Morton pole buildings w/flatwork interior to further depress total costs but do not recommend this for the bad soil stripes.
