New Home Build - Subcontractor Recommendations (North DFW)

I am in the process of finalizing my plans and am about to put my house out to bid.

I am acting as Owner/Builder. I have worked the last 11 yrs in commercial construction, and realize that jumping into the residential side will be quite the challenge.

I've got at least one sub for each trade that I am going to get bids from, but am looking for good trade contractors that you all may have experience with.

House build is in Ponder, TX.


Any other insight from people who have done this before is appreciated. I DO have a guy who is acting as a PM who is a home builder.

I am about to finish a stud up remodel on a 50s ranch home. I gave serious consideration to subbing it all out (I've done other smaller sub jobs and this would have been the largest).

I can say without a doubt the best thing I did was find a GC where our personalities meshed and we teamed together. I did a cost plus 20% fee with them, and ZERO regrets. The amount of trades and the stepping on top of each other is huge.

I do feel like the trades are more committed knowing that the GC is the key to more work for them. Additionally, hiring the right trades that do sheetrock, paint and flooring together minimizes the finger pointing or bouncing between who does what first. Without a doubt, I'm very happy with our decision.

Also all my trades were bid out first so we had a very good idea on cost before we got started. Still ending with about 15k in change orders due to unexpected issues, but having a very defined scope and knowing what you want (and making decisions timely), has been huge on maintaining quality, schedule and cost

Yeah, I know most people are going to mention hiring a GC.

I am a GC by trade. I get that it's commercial, and there are a lot of differences.

But I'm really just looking for trade contractor recommendations.
