Mrs. White with RRR Realty! Thanks so much, outlaw96, for putting my wife and I in touch with your wife! Just closed on our first home today and she made the process so smooth and easy it was unbelievable. Knowledgeable, professional, and disarming friendly. Amazing experience with her to help get us our dream house in our favorite city. Looking forward to treating both of y'all when my wife moves down here for good.

Thanks so much, and Gig 'Em!

Beware!!! There's a creeper out there. She makes obscene guestures with her tongue and drives around videoing people.

She's been stalking some poor sign guy for months.

It's not Houston, but there are parts with significantly overloaded infrastructure coupled with inner looper dumbassery. Culebra/1604 is one of them. Construction for the 151 interchange and Braun/Schaenfield overpasses have pushed that stretch past ludicrous into plaid.

I can understand coming from an area with consistently heavy traffic and then thinking nothing of SA traffic. Overall, it's not as bad, yes.

This Culebra area is effin' ridiculous and it's about to get worse. First, you have the construction on 1604 between Braun and Culebra. It will be done in 2017 and it'll just help the back-up move from Braun further down the road toward Potranco until that construction project (overpasses) begins and ends. By that time, the area will have grown even more. Now we also have the 151 interchange being built which is much needed, but it's about to take a huge shi- on the culebra/1604 area, especially at the light that intersects with Westwood Loop. There is a lot more to be said about that and the variables involved in that back-up, but it's gon' happen.

Soon, they will begin widening Culebra Rd from 1560 toward Galm Rd. This will be a welcome relief in the end as you're heading outta town, but it's going to be hell in the meantime (what construction project isn't?). At the present time, you have a mile back-up in the left lane on Culebra at 1560. To compound it, there are jerkwads who use the *right turn only* lane to fly past everyone and stalk the line to cut in as traffic begins to move. This wouldn't be a big deal if it was a zipper merge. The supreme a-holes will stop in that right lane and hold up traffic until they're let in.

Getting into and out of your subdivision is going to be a pain. The speed limit is 45 but everyone, including the dump trucks, is going at least 60...until you pull out and get stuck behind someone going 30. I see near accidents every day passing that entrance because folks are taking chances to pull out. Otherwise, no one would ever be able to leave that neighborhood. I bet a light will be placed there once the road is widened. At least, I'd want one to be there.

If you ever find yourself taking Galm Rd. or Talley Rd. as a backway, do yourself a favor and abide by the speed limit. BCSO is always out and they don't play. I have a sweet little story of my own.

*On Saturdays, absolutely use side streets and back ways to avoid the build-up on Culebra heading toward 1604. Trust me, just because you've sat in bad traffic before, there's no reason to waste precious resting time sitting in your car as you move 5 feet every 5 minutes*

All that aside, the neighborhood is nice and welcome to your new home! Don't forget to join nextdoor.com so you can laugh at the idiots living around you.

Already done. Waze is amazing!

I guess I'm weird in that, for starters, sitting in traffic has never bothered me. I like being in the car, I like driving, I like listening to the radio while driving, etc. And, yeah, I've been/lived in some places where the traffic is MUCH worse than what we complain about down here (Culebra/1604 infrastructure notwithstanding--we'll see how this area handles the influx in population going forward).

Finally, after being stationed out in the boondocks while in the military (look up Knob Noster, Missouri, and Altus, Oklahoma), I actually welcome the traffic over the long, barren stretches of nothingness in and around those towns.

Haha, hell naw. I've always been crazy-careful on Galm since it's crawling with those guys and I often see people pulled over. 2 months ago, I pull out of a subdivision to head toward Culebra. I accelerate, look at my speedometer out of habit, 40, look up, and in the distance where there's a hill, I can make out the front of a BCSO vehicle coming the other direction. I look down and I see 41 and slow up a bit.

As I get closer to the dude, I see his lights blow up and he brakes hard to turn around. I'm thinking that maybe he just got a call. Nope, as I'm pulling to the side, he's following me. At this point, I'm thinking he's going to be a picky ass, but I was totally ready to get a ticket if the issue was just a mile over (limit is 40). Speeding is speeding.

The officer tells me he clocked me at 56 in a 40. I should have been wearing Depends at that moment.

My dash cam was on and I know for damn sure I wasn't going over 41. I politely disagreed, he did his thing, and then gave me a warning. Eff yeah it'd better be a warning.

Damn you to hell you for adding to my traffic nightmare when I visit my parentals.

I long for the days of 1990 when there was no one out past 1604!

Thank the dear Lord above for Toll 130 to Seguin... and TX 211 into the back side of Potranco Rd...

And damnit, I miss the days of doing 80 down Talley, hitting the bumps coming out of the creek and catching air by my buddy's gate! (Or better yet, using his back gate/pasture to sneak out of/into Rolling Oaks...)

Can all of you people just move the F away please?
