Basic master planned community with small yards and close together homes. Still building new homes in there, but none of the models really stood out to us. It was fine, but not for us.

We'd like to have no home behind us ("greenbelt" behind), a large lot (0.5 acre ish), and/or have some sort of view. Wasn't going to happen there. One plus there is location, but that didn't outweigh the negatives for us.

We're willing to pay up to 600k so we have high expectations for a home.

Several of those are on our list already. There's actually a couple of properties on Turin Ridge that hit the mark. We were up there and the views are fantastic!

This search is actually fun since 600k goes really far in SA.

Yeah, what got me to search was the budget and thinking it might get you on the river in my part of King William.

There's nothing on market like that currently and in reality it could still not be in budget but wanted to look to see what was out there.

Thank you for pointing out Vintage Oaks. That place looks awesome....our original budget was aroun 400K but that was including paying Bexar County taxes, which are much higher than what I've seen around Canyon Lake. Have you looked into buying a lot and having a custom home built there? I haven't looked into that at all until recently, would be interested to hear if you have any advice.

Ya, I did a little research on it. After homestead exemption, property taxes are around 1.45% which is amazing. Schools are excellent too.

Lots range from ~70k to well over 120k depending on size, views, etc. Looks like you could get a pretty nice lot with some really old oaks and a decent view for 80-90. Lot plus 3k+ sqft house will be between 480-600 or so with very nice finishes. We liked several builders. I listed them in one of my older posts hoping to get some feedback on them.

Amenities are great. Pool, lazy river, fitness center, tennis court, b-ball court, soccer and baseball field, trails running through all of it. Was told another fitness center, pool, and yoga studio are being built now.

Overall, we got a real good vibe from the place.

I have the cell number of the sales guy you buy land from (deleted). They move a decent amount of lots. We drove around with him, and he showed us the newest lots available. Still dirt roads that will be done by the time your home is done in some parts.

Yes Boerne is blowing up. The hosing development Esparanza is adding 2500 homes alone. I live between Boerne and Sisterdale, surround by ranches which keeps the secluded hill country feel. But going into Boerne is becoming more and more of an event. Its losing the "small town" appeal it once had. I also have been driving to work at 410 and 35 from Boerne for 5 years. The traffic has increased significantly. They are building an HOV lane on 10, but I don't see it helping much.

that sucks, I'm sure many people are leaving San Antonio to escape the crowds, shame boerne is losing its small town feel.

Funny that someone mentioned Grey Forest, and that I stumbled on this thread. My wife and I have been sitting on 0.85 acres with a good view for several years with long terms plans to build out there. She told me in the last week that she'd rather have more acreage, so we're just starting to look into selling the property. We haven't even signed a realtor yet, not keen on the big fees.

If you're open to a custom build, and you have interest in taking a closer look out there, then let me know and we can discuss.

I'm in Rogers ranch and really like it. Yards are small but I don't think houses are any closer than most editions. And small yard is relative. Some have pretty good size yards.

The great thing about the east side of Rogers ranch is that it feeds vineyard ranch elem, Lopez middle and Reagan. Three very strong schools.

I currently live in Stone Oak, outside of 7:30 am - 8:30 AM and 4:30 PM - 5:30 PM the traffic is not really all that bad. I wouldn't let that be the reason you don't move to this area.

We live in Timberwood park, just south of Bulverde. We're about 25 mins from downtown and 20 mins from the Guadalupe River State Park, and 35 from New Braunfels/Gruene. We love it.

Everyone in the neighborhood has at least .5 acres. Comal county so great schools and have a community park with large catch-and-release fishing pond, gym, par 3 golf course, basketball courts, tennis courts, swing sets for kids, etc. HOA fees extremely low as well.
