Give Marcus Zarosky a try with Texas Farm Bureau. He is a good Ag.

He offices out of Fayette County, but he handles everything for us.

I would avoid the name brand agents like State Farm, Farmers, AllState etc. Obviously there are some good ones. However, very belatedly I learned that an independent agent knows the market, understands all the options and has a better handle on a company's customer service reputation. Call a good Ag, Jerry Boles at 210-366-5094 or 210-366-9549. He handles mine. When we have had to move coverage he has always placed me with a good company.

Be sure and look over everything and not just the premium. Every company sells a different policy. What each policy covers varies greatly from company to company. Here is a website that helps compare: Homeowners Insurance Comparison - Office of Public Insurance Counsel

Keep an eye on personal property limits and deductibles. Those vary greatly as well and does affect premium. I would ask how a certain company is handling damage to roofs. Many companies are no longer paying replacement cost on roofs after a certain age. And if you have a metal roof, be sure to get a clear picture on how the policy handles hail damage to the metal roofs.

If you really want to dive into research, the Texas Department of Insurance keeps track of justified complaints they receive on each insurance company in Texas. No insurance company is perfect but you get an idea of the number of complaints received by each company per policy. The lower the score the better (fewer complaints). Complaint indexes and policy counts for insurance companies | Open Data Portal In the search bar that says "Find in this Dataset" type in the insurance company and hit enter.

It is best to be as informed as possible as not all policies nor companies are the same.

When we moved in to our house in Spring Branch in 2015 our HO's was $1,300.00 per year. I renewed this year for $4,950.00. One hail damage claim in 2022 and that's the cheapest off brand company we could find.

Crooks.

What was the insured value of the house on your 2015 policy vs the insured value in 2024? Minor detail left out that is important to the overall statement.

DGrimes & Rattler - not only home value is up but cost of materials.

DGrimes if they are such crooks any thoughts of self insuring? If that is not do-able, maybe actual cash value instead of replacement cost, could always take bigger deducts or for a bigger discount exclude the roof.

Grona Boles is now Grona, Boles, Martin, Bloxsom and while I agree Jerry is a great guy he is all but retired. Suspect you could find him at Aggie Park most any Monday and yes The Original Aggie Park on West at 410

Long story long: while it is a pain, shop your Home Owners Ins every year, auto too

Our modest house was insured for low $200K value in 15.........it's now at $615K.........a 2056 sq ft house on a 2 acre river front lot in our area sold a year or so ago for $1,028,000....... on the plus side our property taxes which were frozen back in 15 when I turned 65 were cut in half last year. For those out there that don't know, you can negotiate the insured amount of your personal property, furniture, appliances, clothes. etc and the value of appurtenant structures down in order to cut your premium. The PP amount was equal to 60 % of the insured value. If your IV is $700K then you have $420K for your PP........I don't imagine someone in a $700K house has anywhere near $420K in personal belongings.....those % might have changed but fwiw I spent 40 plus years in the P&C insurance business before retiring in 10......

When you find a mortgage company that allows you to self insure, let me know.

I do shop it.

DGrimes - self insure may have been poorly worded. How about a bigger deducts?
455k to 620k valuation in nine years. Doing Aggie math a shade over thirty percent. Wonder if that tracks with building material costs which directly affect replacement cost of your insurance...how about other costs? Groceries? Automobiles? Hobbies?
I understand insurance is everyone's whipping boy but you assertion of crooks doesn't track. At least not yet...
Good call on shopping it...
