This is a fantastic deal for us. We secure a great source of rare earth metals, while sticking it to both China and Russia. The Ukrainians come out ahead because the security guarantees and weapons in exchange for them will keep their country stable.

Trump was always going to make a deal that benefitted everyone. And some of this probably putting pressure on Russia to come to the table with realistic conditions.

Of course, most of those resources are in eastern Ukraine, if I'm not mistaken. Which requires Ukraine to regain lost territory… Interested to see what Trump does in order to get Russia to relinquish that valuable land in the next 100 days.

Nope. That was, to a considerable extent, one of the primary reasons (if not THE primary reason) Russia was so keen to take eastern Ukraine and the Black Sea coast. Mineral and energy reserves. Duh.

If we're going to secure the minerals then it makes sense to secure the offshore energy reserves for Ukraine as well (to our benefit of course). Let Russia keep some sliver of a consolation prize along the eastern border and tell them to suck it.

Additionally, I'm willing to bet that this was discussed/vetted with Ukrainian leadership prior to Trump's inauguration. May have even been preliminary floated by the Ukrainian side as incentive for Trump to help secure a favorable outcome for Ukraine.

One of the benefits to Trump expressing a willingness to play hardball and shut down support during his campaign.
