Why does our Republican leadership argue that taxing unrealized gains is wrong and yet our state still makes us pay property taxes in our unrealized gains?

I don't see Abbott putting any effort on this issue.

What is the alternative? An income tax would be even worse.
1) A consumption tax that would make everyone play the game.
2) Reign in appraisal districts via passing a 'gap' law.
A. If a homeowner/landowner sell their property for less than the appraised value that they've been paying taxes on, then the county should be required to cut a check for the difference the day after the closing and ownership transfer.

B. The appraisers for the county should be required to list all their properties and appraised values every year for the public.

Put a tax on our exports.

Put a tax on our consumption. Up the sales tax and reduce property tax. From Texas.gov, 'Texas produces more than 9% of U.S. GDP, the value of all goods and services produced. Texas accounts for 22% of U.S. exports. Texas is the top exporting state, now for 23 years in a row.'

The real root of this issue is the uncontrolled spending by local governments and ISD's. Without brakes on that nothing makes fiscal sense.

Yes. Let a DOGE like audit go through the books first, then we can talk tax increases

legalize gambling and Marijuana, then tax the **** out of it.

bring in large resorts and amusement parks, tax the **** out of it...aka Disney park #3, Vegas #2

increase hotel & lodging taxes

increase alcohol taxes

wouldn't get rid off the issue but it would sure take a bite out of them and offload the tax burden to tourists

Alternative suggestion......

- Property tax stays but reform on CADs to prevent excessive taxation.
- Homestead exemption actually exempts you from annual taxes rather than setting a cap in increases.
- Subsidize loss with small sales tax increase or extending sales tax to processed foods or legalized gambling or increase to alcohol/tobacco tax or ......

Leave my weed alone.

But seriously taxing it at a super high rate actually has the opposite effect as the illegal weed is much more affordable. See almost any state that has taken this approach.

So just a wee tax on me hippie lettuce.

So many on here are actually okay with taxes on unrealized gains as long as it's the right unrealized gains.
You still haven't proposed what you want to replace it. Let me guess, income taxes?

Tax it at the rate when the property was purchased. Then pay a tax on the profit when it's sold.
If you say you hate the state of politics in this nation and you don't get involved in it, you obviously don't hate the state of politics in this nation.

Doesn't that create the same issue as California?

There's no perfect answer unfortunately, because the government will always **** it up.

I do, however, think the county should be willing to cut a check for the appraised value immediately, no questions asked

Sales tax. It is the ONLY fair and proportionate way. And super simple. Therefore, it will never happen.

I would rather pay an income tax than property tax. I can control the amount I make, I can't control the amount a government entity claims my property is worth.

Besides that, why should I have to pay tax on something annually that I bought over 20 years ago. Somebody name me another product you buy that requires paying taxes on annually

I'm so tired of the appraisal district increasing the value of my house by 25-33%. They rigged the game by doing that to get around the 10% cap to keep getting 10% tax increases every year.

Silly question OP. Politicians need a way to separate you from your money so they can use it to buy more votes and power. They're not going to do anything that rocks the boat.

You've just described Tennessee. No state income tax. Property taxes are low, but sales taxes are high (food @ 6.75%, non-food @ 9.5%). Paid $4000 in property taxes last year (and I don't live in a small house).

The property tax problem is cyclical and will never be solved.

1) Property tax protests have become their own industry. Paul Bettencourt is a Texas State Senator and owns a property tax protest business. I'm sure there are many others but that is the name I know off the top of my head. He isn't going to put himself out of business by making it easier!

2) Political donations are made by the wealthy and the wealthy own property. Major downturn in values means resale values may not be as high.

3) The appraisal protest process is controlled by the very entities who profit from their largesse. The county benefits from higher values.

how about not having a yearly step up in basis on an asset until it is sold? Like anything else.
Nobody would ever sell. We would just buy 100 year leases.

It's the governments job to make sure you have police, fire and EMS, a road to your property, electricity, and also that the Russians don't parachute in and take down peoples Ukraine flags.

For that privilege they require you to pay for the ability to transfer your house to another in the event you need to relocate or have transferred to another dimension.

I get that people don't like them and the process could be improved, but you have always been leasing your property from the government.

Especially considering a Democrat was given the chair for the Property Tax Committee. But at least that person is open and honest about their political affiliation as opposed to the fake Republicans that run the state.

Not a fan either but you are going to pay taxes one way or the other. Pick your poison because it's going to be property, income, or sales or some combo of two or three of them.
