DFW has more population than the entire state of TN.

This is true.

Tennessee is like Meatloaf's song, "Two out of Three Ain't Bad."

  • No State Income Taxes
  • Low Property Taxes
But then...

  • 6.25% sales tax on food
  • 9.5% sales tax (or higher in some jurisdictions) on non food items
Hate to say it, but Tennessee gets their revenue in a regressive manner. Those that can't afford it pay the highest percentage based on their gross earnings.

If you itemize, and you exceed the standard deduction, you get to claim it. But I suspect the vast majority don't.

If there's one dirty secret in Tennessee, that's it. (all imo)

Red city in a blue state: Huntington Beach, Ca.

Perfect weather, beach vibe...conservative.

Hellya, that place is a breath of fresh air out there. We have actually thought about moving there and renting a small place for a few years because we love that general area so much..we hardly spend any time indoors when we are in SoCal. But renting even a small outdated 3/2 zoned to solid schools is like $4-4.5k/month

Will never forget my business trip in 2022...I stayed in HB over the weekend before my conference in LA...could not believe how much conservative, anti-Biden swag I saw openly flaunted on Main Street. Two bikers got off their Harley's and one seriously had a shirt that said "f liberals". He was greeted with a few high fives and positive shoutouts and lots of smiles and laughs. I had always seen flashes of patriotism/conservatism in that town, but that's when I realized there is a staunchly-right element there that I never knew existed in Cali. Pretty sure the older dudes revving their muscle cars down Main Street aren't having what people like Gavin Newsom and Karen Bass are serving either.

Well to be fair DFW has 8.4 million. Thats more than most states. That said TN is still good for 7.8M and good for a top 15 ranking.
