Buildings B1 - B5 appear to be single story retail buildings. They could likely be built very quickly after Rambler is completed to move tenants into prior to construction of the high-rise at the hard corner. I say that with no knowledge of Culpepper's phasing plan.

Also, McDonald's and Taco Bell may not be totally safe. The MPO's rendering for the Spence St. Underpass looks like it might eliminate them.

I thought the Northgate IHOP was already long gone because of all the high-rise development in that area? Am I wrong? or did they close because of what's going on there but the building hasn't been knocked down yet?

Technically north of Northgate, but a potential highrise on the Bryan side of the city limits has hit a snag. However the city is still pursuing an economic development agreement with the potential developer.

Daniel Parulian says they wanted to combine the city lot with what they own on both sides to build high density housing sometime in the next five years.

Councilman James Edge, who seconded the motion wanted more information about the project.

City manager Andrew Nelson received the mayor's support to offer an economic development agreement with the developer.

Supporting the developer's request to receive the city land at no charge, was city staff, the city's site development review committee, and the city's planning and zoning commission.

That was supposed to be a development called the Everett. It fell through in 2024 due to financial issues.

One thing I noticed about that building and one of the other new ones (REV, I think) are both tall enough to have red aircraft warning lights up top. I never noticed lights of that sort on The Rise and what's next door (used to be Aspire, now Ion?).

Demolition permits have been issued for the Villas of Cherry Hollow and Normandy Square Apartments. The application was made by Core College Station Nagle LLC and the site is listed as the Future HUB Development. I have not seen plans, but I am guessing it will be another high rise.

The area to be torn down is everything inside the red box.

Northgate projects may be buoyed by the university pausing its plans to expand the White Creek Apartments.

Either way, people are still putting money behind these projects so the market is still making a case for more units within walking distance of campus.

When I went by this weekend, I saw they already have the fencing set up and look like they are ready to start tearing down soon.

Fascinating, first we hear the PVFA building is on pause, now this. I guess they really are undoing all the decisions that were made under Welsh? Thanks for sharing these minutes with us.

They are also pausing some of the parking garages planned for west campus. Basically all of the things they spent a couple of years (and a lot of $$) studying to decide what needed to be done (e.g. more housing on campus, increased parking garages, increased services such as medical and dining spaces on campus for students, and new space for growing programs) have been paused or scrapped. Not sure what is going on right now.

I have been looking for information related to the Hub Development that is listed on the permit, but have not been able to find anything else out. I do see a group called Hub on Campus, which has housing student housing at campuses throughout the country. I do not currently see a College Station listing on their portfolio, but I am thinking this my be who is behind the project.

This is correct. Core Spaces closed on both parcels on 2/2/26. It's not reflected in the CAD yet.
From two different sources, one says this is a 1,400-bed project, another says 2,200 bed project. Either way its big.

As far as I know, the West Campus Learning Commons and Mays Business School Building #3 project are still moving ahead. In fact, they were both moved forward from FY27 to FY26 at the November Board of Regents Meeting. Your larger point still stands though- there's a larger pattern occurring of backtracking on previous studies and plans (which were all formed/decided by people still at the university, General Welsh simply approved or disapproved the recommendations).

The properties together are roughly the size of the new Culpepper complex. Individually, they're each about the size of EVER's property. As a rough estimation I'd say about 9-11 floors for 1400 beds and 14-16 floors for 2200 beds. Either way, this will be a monster if it's not divided up into separate buildings.
