Neighborhood recommendations?

Possibility of moving to B/CS in the next 3-4 months. Have friends and family in the area but just wanting an outside perspective. Looking for an established neighborhood. Purchase price $500-$750k depending on amount of remodel needed. We don't care one way or the other if it's Bryan or CS. Just want a quiet neighborhood.

Grown kids. We are in our early 50s. Don't need a huge lot or house but not opposed to bigger if the house/hood is right. Just enough room to add a pool if it doesn't have one.

The various neighborhoods among Carter Creek are solid. We've been over here 7 years and love it.

My house is about to be up for sale but there's no room to add a pool.

Had family that lived in Tejas. Loved their house and would have bought it when they moved to rent out until we moved there but it was a 2 story.

My MIL's house is also about to be up for sale. There's room for a pool in her backyard.

I grew up in Springbrook. Built in the early/mid 90s, pretty quiet, varying sized homes, and close to anything you need. Likely below your looking price too. A pool would probably take up a good chunk of the backyards though, but there's a lot of trees and privacy

I have friends and/or coworkers who live in Pebble Creek, Castegate, and Castlegate II and they like it there. They all have houses within that price range you're looking for (and much higher). The houses in Pebble Creek might be bigger than you're looking for though.

There is also Greens Prairie Reserve (still new so not fully established yet), the Cove of Nantucket, and the Williams Creek/Lick Creek area just NE of Pebble Creek, but I can't say anything about those.

I would avoid anything in College Station's Midtown like the plague.

The Memorial Forest area in Bryan is quiet. I lived there for 19 years until 2022.

That is correct. Could be a bit smaller than what you're looking for though, you mentioned a price range but not a bed/bath amount or general square foot goal.

I like everything south of Barron road too. Also, I agree to stay away from Midtown.

Been in Springbrook 20 years now. There's a handful of houses available now. Generally brick construction, +/- 1700 square feet on average for a 3 bedroom home.

My house is due for a refresh of exterior paint, new gutters etc. also have a few cracks in sheetrock in a couple rooms - potential early signs of foundation issues so take that FWIW.

All in all been very happy here. Longest I've lived in one location.


Edit to add: We are on the same power grid as the hospital (neighborhood built same time as The Med). Didn't lose power for 1 second during the freeze of '21.

Thanks. At least online my wife likes a couple of the houses in Pebble Creek and Castlegate. Figured they were still nice areas. We like mature trees and aren't afraid of some updating since we have my wife's parents to stay with during a remodel.

I guess it depends on the part of the neighborhood, we lost power every few hours out there off the Cardinal Ln branch of the neighborhood. If I were to guess, the Eagle/Starling side is on a different grid, I'm running off memory here but I do think that was "phase 2" of the original construction of the neighborhood.

Miramont or Traditions. Also Oakmont, Austin's Colony and Copperfield for homes a bit below your budget.

We have been in Woodcreek for over ten years and are on our second home in the neighborhood. We love the old growth tree-lined streets and overall feel of the neighborhood. It is right off the highway and very convenient to just about everything and you won't have some of the high traffic, overcrowding issues that some of the other larger neighborhoods down south have. I encourage you to drive through and get a feel. Your price range will get you what you're looking for I am sure.

Before you zero into an area, scroll down in the forum and read the post "5-7 years…" about the bypass construction that just started and no doubt will be 10 years with weather delays. Decide if you want to deal with a daily commute or a neighborhood close to/entering off that stretch of road.

We live in the Wellborn area south of town and love it. Duck Haven has a couple homes pop up in your price range often, with a little more space (lot size) than Castle Gate. Depends what you're looking for. Good Luck!

+1 for Oakmont - very central to BCS, could probably build your own house too if you wanted, but many for sale in the neighborhood as well (along with the whole city).

Most of the neighborhood is either families with young kids or older/retired/empty nesters.

There's two places with acreage on FM2223 in that price range. Plenty of room for a pool.

Yeah we saw those! We have land about an hour from here so we really don't want much over .5 acre. I'm getting too old to maintain property!

Harvey Hilssides: Less than two miles from intersection of Harvey Road and the Highway Six Bypass and less than two miles from intersection of Harvey Road and Boonville Road.

We're very close to you, mid-50's, empty nesters. Last year we bought in Pebble Creek. 2900 SF one story with a pool for right at $700. Similar houses here without a pool seem to go for around $500 a $600. Very quiet neighborhood. We've loved it.

Appreciate you chiming in. We are hoping this move/house is our last so we want to get it right. The houses are bigger than we need but the location and well kept nature of the neighborhood might make it the best spot for us.
