Been waiting forever for them to build on the corner they bought by my neighborhood up here in N Ft Worth. Maybe someday they will actually break ground and build

I live near the one almost completed in Frisco. I'm rejoicing for that Prosper location as well, as I can't imagine the congestion that will ensue on Main between DNT & Legacy with everyone converging there from all directions.

Bingo. Kroger's up here, even these nice "Marketplace" ones, are absolute trash. The one smack dab in the middle of Prosper is a nightmare.

All the haughty people just want a Market Street or Central Market because "southlake has one".

Screw that - give us a good REGULAR grocery story for now. HEB will blow away the competition up here.

Day of reckoning is coming once the one in Frisco and Custer/El Dorado opens. They'll be madhouses.

I imagine HEB has already tapped some of their top managers in the company to run these, in particular the one in Frisco.

I recently saw they went around to the neighboring apartments and neighborhoods and passed out free goodie baskets on people's doorsteps filled with Hill Country Fare products.

People that have been shopping at Kroger and Wal-Mart all their life are going to have their minds blown.

they've figured out their demographic and it's pretty obvious based on where they've actually broken ground. Northern, well-to-do Dallas burbs.

Locations are Main/Legacy in Frisco (PRIMO location), Custer/El Dorado in Mckinney (PRIMO location) and Preston/Spring Creek in Plano (MEGA primo location).

They want raw land and have said the aforementioned Ferndale and Northwest Highway location is not large enough for their new designs of HEBs. They are going the Buc-ees route, super Wal-Mart size plats where they get to dictate traffic flow and ideal delivery truck routes.

I'd rather them place a Central Market there.

Hate to be a debbie downer but they've been buying land for a decade up here. 5 years ago they already owned dozens of land parcels throughout DFW. Not saying they won't build one here, but it's not 100%. Very glad to see them actually developing their stores here now!

yeah, I expect they'll develop this one given their history on the other 3 (the McKinney and Frisco ones are about 6 miles away).

This is right at DNT/Frontier in Prosper. A mega location.

Either way, I don't imagine them developing a store there and being open until the earliest 2025.

One can hope.

Pretty good spot surrounded by $600k+ homes.

Great location, but not very dense yet. They'll probably sit on it for a couple years and let the people move in then develop.

From an old boss that works at the Arsenal in SA (corporate headquarters) they are targeting fall 23 for this. Timeline could be accelerated or slowed based on how the Frisco (main) opening goes.

That's because Mansfield is ass, my dude. Demographics there vs Frisco are, shall we say - different lol.

More confirmation that the 75/DNT corridor is their desired location. Rich northern Dallas burbs. That's 4 locations broken ground within a year in about a 10 mile radius.

As someone who lives within golf cart distance of that intersection and has watched the other stores progress, my fingers are crossed they'll move quickly once they see the other stores take off upon opening.... c'mon football season 2024!

I'm in retail investment sales and I wouldn't think it would be too hard to move an empty box unless seller's pricing expectations are crazy. What kind of wall are you expecting? 2020 was a wall where there were no buyers and sellers, but we are slammed right now. I know that could stop at any minute however.

They own property all over DFW. For reference, here's a map from about 15 months ago when they owned about 35 parcels. They've bought probably 10 more since this map was made.

Spoke with the director of loss prevention this past weekend and the goal is to break ground by end of next year… we will see but my fingers are crossed!

He is the Director for all HEB and went remote during Covid. They moved here from Corpus in 2020.

I don't make the rules for the guy just know what he does.
