Forgive my ignorance but wtf is that on the tractor?
It's a land plane. You grade roads with it. I keep mine grading to road center (at an angle) to create a crown so water flows off.
It's a hillbilly thing.

Down the fairway for what it is. Just be aware.. 100% carried interest means "we don't expect to cash flow to pay you your 10% preferred return until disposition, so hopefully we execute well and catch you up at the end". And 80% split is what you offer when you really need to incentivize investors.
Just from what you shared and knowing they are going after distressed hotels, it's not a low risk investment. But I haven't researched their track record. Maybe they're good at this stuff.

Got some more details from the Advisor.
Management fee is 1.5%, total will be 2.5% to me (an additional 1% from the Advisor).
Advisor says, "We have a lot of experience with Peachtree Group both with their credit funds and equity investments since inception. Each fund is bespoke and cashflows are different. I spoke with Peachtree today and they expect the life of the fund to be 5-7 years with forecasted returns of 14-16% annualized, net of their fees. First capital call is targeted 12/25. The fund is not liquid and we advise clients to expect returns no earlier than year 5".

If you have a WSJ subscription there is a great (and sobering) article this morning about how OpenAI has become "too big to fail" thanks to Sam Altman's dealing.

I feel like someone targeted me to sell all my stocks. It's like 3/4 of them are in the red today.

Love Netflix, but they need to learn from Disney and quit putting out so much woketard bs…..at least if they care about making money and not getting Hollywood style points. Stock related cuz woke **** doesn't make money.
