Looks like lumber prices are returning to normal.

Lumber bubble 2.0 just burst

Yet some builders in Dallas just raised pricing another $5K across the board....

What I've noticed in my neighborhood is that homes are being built out on the inside with the outside with dry wall and the trim, etc but still not bricked.... and these are $800K plus homes.

Concrete steadily bumping up and fuel charges are normal across the board. We do scatter site building and the fuel is hitting us even on our labor trades (and trip charges for any sort of rework or schedule issues).

Though a lot goes by rail, the railyard to your door is all on diesel and that price will continue to rise. Only hope on that will be a full blown recession or 2024 election.

It's going to be a bit before you see it on lumber bids.

The yards aren't going to sell their inventory at a loss.
