I'm not an attorney, but I can't imagine not putting property into an LLC (or some type of entity) and having an attorney draw it up. Filing the entity and getting the EIN is easy but the operating agreement is complicated. Do what you want, but spending legal dollars on entity formation isn't pissing it away.
