Is this too much for an open house?

We are getting a mixed response from agents. Some love the idea, some hate our agent outreach. We printed 2,000 flyers doorknocked the entire neighborhood handing them out. Then we went B2B handing them out at banks, real estate offices, title companies ect ect. The remaining flyers we put under windshield wipers at local businesses.

Tomorrow we will do a light bandit sign campaign, and we currently have paid ads going on social media.

We used the reverse prospecting tool to pull 265 agent email list and our first email with the subject line 'buyers agents gets paid 6% on this sale' had a 26% open rate.

This is the first open house I've ever done, what else am I missing?

I read this and watched the video and the only thing I don't know is anything about the house.

To be honest, all of that for an open house makes me think two things:

1. There is something wrong with the house that is being masked by the party atmosphere

2. A bunch of money is being spent that is raising the transaction costs unnecessarily


Not saying either of those are actually happening, just that is my gut reaction as an outsider

What does a normal open house offer? And there's no party, just a giant yard with something for kids and adults. The inside of the house will be wide open.

The entire open house is less than one months carrying cost. It's a 90 day market at this price point, abd interest rates are only going up it seems. Just trying to shave the DOM down.

Honestly I expected a million dollar property for that kind of outreach. Not a fairly generic ranch style house in the low $300's. If I missed something, I apologize.

As a buyer getting that info I would also think there's something wrong with the house at first glance. I like the idea of a bounce house, but one of the parents is going to want to stay with the kids. It'll just be more work when they should be fantasizing about the house (especially on Mom). May want to think about throwing someone a few dollars to be a bounce house attendant.

Is this an audition for a new HGTV series called Redneck Real Estate? I can't imagine this expense of time and money being recouped for a house in Granbury, or anywhere really.

The bounce house company will be there as a sponsor. So it will be supervised.

Also we own the house. We aren't the agent, so our margin will be fine.

Feels like you are trying to build a brand more than sell a house. Am I right in that assessment?

Nothing wrong with that… just way different that the pile of cookies, realtor sitting at the kitchen table bored on their phone, and go in to look around a house we probably won't buy vibe when my wife and I have been house hunting in the past.

My impression from my realtor wife and other agents chatting candidly about open houses is that they are great for marketing to get other listings in the area as most attendees are neighbors being nosy and tire kickers. I don't get the impressions many end buyers come from open houses.

Of course I've not seen many open houses marketed this hard so that can only increase your odds right?

This is why we've never done one. Met an agent at the foreclosure auction that gave me the idea. We have a mortgage broker that will be there testing his new app on potential buyers. The dollar cost to do this was very low but the human capital will be pretty intense. Hope more than 8 people show up.

Agree with this. Agents have open houses to drum up business. Any serious buyer will already be working with an Agent.

With all the marketing crap I get from realtors trying to get listings, please bug the piss out of them for me. Hopefully it'll work out for you but either way, congrats on taking the initiative to get things done and being willing to stick your neck out with something different. Everyone has ideas, its action that makes things happen!

Agree with this. Agents have open houses to drum up business. Any serious buyer will already be working with an Agent.


My husband and I bought a house that we never would have considered if we hadn't seen it at the open house. It was on the market for 6-9 months during the height of COVID and the crazy housing sellers market. It did not show well online.

However, there was an open house so we decided to see it. It was kind of low pressure and informal. Ended up working for us. But we are probably the minority.

What would be "success" in your eyes from such an open house event?
Interested to hear of the output results based on the heavy input of admin and coordination time, marketing time, human capital, and dollar expense (even if that one is low because of sponsorships). From outside looking in, hard to say that the output will outweigh the input to such a degree that makes the whole thing worthwhile.

There tends to be a happy medium. What works in your market may not work in another. It's weird to me, but I'm not in that market. Whatever works, works. Sell that sunuva*****

I mean that might work in Granbury and it's a 300k house so basically a starter home it will probably hit the right crowd I wouldn't touch the open house and in fact if I showed up I'd leave immediately but you'll get someone
