We moved into a house built in the '50s this past August. This weekend I noticed the green area shown in the pictures and my wife said it had been wet for several weeks. She wrote it off to rain and then forgot about it. I travel quite a bit so just noticed it this weekend. Our water bill hasn't increased so I'm guessing it's a tree root hit the drain from the house?? It wasn't like this when we bought the house.
Anyone have an experience like this or have an idea what it could be?

Mark, it could be an underground spring. We have one on the side of our yard that shows up every year from about April through September. Not that big. Maybe 2' x 2'

There could be a leak in the sprinkler system that is only active when the sprinklers are running.

when you say active do you mean the system actually running a program? If your irrigation system does not have a master valve (see if there's a wire going to MV port) then your mainline is pressurized all the time so you could have a main line leak.

Do you have a septic system? If so, conventional (possible leak from liquid discharge line or seepage from the drainfield) or aerobic (possible leakage from the treated water discharge line).

We have an area like that at our home on Lake Livingston. We have a broken grey water drain line either under the slab or if we are lucky, just outside the slab and under a wooden porch. Water seeps out and soil seeps into that line. This results in one flower bed and some lawn area that stay damp most of the time.

We've had the drain line jet blasted twice in the last two years and looked at with a fiber optic camera which confirmed blockage and displacement of the piping. The first symptom that pointed to a blockage was dirty water backing up into a shower drain on the lowest level. We have been quoted a price of almost $11K to find and repair/replace the broken pipe. That includes digging a 5x5x5 access hole, 14 feet of tunneling and making the repairs, the replacing and compacting the soil. If the break is not found within the quoted 14 feet of tunneling, additional charges would apply. I am going to do some investigating myself in the near future to try and pinpoint the location of the break and either repair myself if not under the slab or call in the pros if it is. But I will definitely be getting more bids if I hire it out. We have a maintenance contract (HVAC and plumbing ) with the company that diagnosed the issue and provided the bid. We trust them and they do good work but they are "pricey" on labor.

Well I started digging today and look what I fcking found. The previous homeowner installed a new pipe from the kitchen and utility room to a sump pump in the yard, which then carried sewage and wastewater to the back of the property. It was never tied into the city sewer!!!!!!
Meeting with real estate attorney tomorrow. We could have been electrocuted, my 7 year old son could have been electrocuted. Our backyard is more than likely contaminated and requires remediation.
She put a wooden box over the pump and then pavers over the box to conceal the pump. She had a fcking electrical cord laying in the yard connected to an extension cord. When we first moved, my son played with a water hose in the yard 3' from the electrical connection. I disconnected it a few days after he was out there simply because I didn't know why there would be an electrical cord coming out of the ground. I plugged it in, and the water immediately started draining. I'm going to see that btch in court. She didn't disclose this and what really ticks me off is she tried to frick'n hide it.







I found the discharge pipe it goes to another area of the yard but not to the back. The lot is about 1/2 acre.

Not sure having an inspection has any bearing on the seller actively hiding a ****show like that. The TREC SoP specifically excludes buried plumbing and stuff that would have to be dug up to see. An inspection is meant to decrease risk and help find problems. It is not meant to replace honest disclosure and common sense. The expectation some have that a 3 or 4 hour home inspection will find EVERY possible defect and problem, particularly things that are intentionally hidden, is misguided. The inspector did not assume all responsibility for everything by being paid 500 bucks.

As an inspector of 20plus years, I cannot say i would have found that. Maybe (hopefully) notice the extension cord. We note permeant extension cord use. But inspectors do not do much with buried pipes and older houses tend to have lots of extension cords running around. So it would have likely gotten noted but still not identified the illegal plumbing.

OP. Sucks to deal with that stuff. I would definitely go after the seller in court. I came really close to suing the seller on my current home. He lied about so many things. Ended up not doing it. Would like to see someone make lying sellers actually be held accountable.

Yes. The inspection noted that there was a trap tied into the main line that went to the tankless water heater used for the bathrooms, but no trap for the other pipe coming out of the washroom/kitchen (garbage disposal) so he couldn't camera it. She changed the piping and took the shortcut with the sump. The disclosure asks specifically if there are any pumps and she checked no. Waiting to talk to attorney. My son was in the backyard with a water hose. He could have been injured or killed. That's what has me really POd.

Is Texas a caveat emptor state? Have bought houses in other states where seller blatantly lied on disclosure, but those states' laws make it virtually impossible to win any judgment

I am absolutely for going after her. No idea what can be won or the chances. Just saying focus your anger on the lies and idiocy.

I suspect the hard part will be proving that she knew all of that and that it was wrong. Keeping her from saying she hired some now gone company to do the work and thought it was done correctly. Thought it tied into the plumbing, etc bs.

Proving knowledge of the flaw may be tough.

But she lied on the disclosure about a pump and lied about pulling permits. How anyone can think they are up to code when you have to run an extension cord to a sump pump is beyond reason, at least in my opinion.
