Reddit thus far has been unsuccessful:

I believe direct to VHS/Showtime/HBO - didn't come to theaters.

1993-2000.

Set at Christmas time. (lots of snow)

Crime thriller / heist / suspense / action. Not a comedy. Die-hard-esque.

I believe took place in a not-yet-completed private subdivision where the thieves were trying to find the location of something.

An intricate alarm system was involved.

A child was one of the main characters.

My memory first went to "oh yeah Reindeer Games"... but that's not it... but it seemed like the title was similar.

Yeah I'm pretty sure there was a Justified episode with this plot though I don't think Christmas was involved.

Not a comedy.

Not Justified. It was an actual movie.

I thought I was always thinking of Reindeer Games with Gary Sinise-esque villian, but I've rewatched that and it's not it. This one had much lower production values.

I believe the criminals were trying to gain access to a vault in one of the homes, protected by an intricate security system. But I remember most of the houses in the gated community being empty.

I really want to say the title was a play on some Christmas motif (which is why I thought reindeer games)... Like Dashing Through the Snow or something that implies something nefarious during the holidays.

Definitely a straight to video Showtime type movie.

It's not a film that came to theaters, it would have been direct to video/hbo/showtime (this was pre-streaming).

So nothing that had any kind of significant star in it.
