As I had predicted last year.
The authors are wailing that the "boom" is gone but they are really lamenting that H1Bs are not buying houses or leaving the US.
Good Trump. T&P to the folks who made money from this racket, they are all crying online.

H-1B Crackdown on Indian Workers Erodes a Texas Real Estate Boom

Skilled professionals who transformed a region now face exile. (<-- ha ha ha)

For almost a decade, South Asians have been the driving force behind this region's building boom, one of the biggest in the US during the pandemic. They once accounted for 70% of sales at Schneider's Tradition Homes. But in the past year they've dropped below 30%. His family-owned company has a backlog of 125 luxury properties under construction.

Since 2018 the Dallas-Fort Worth metro area has attracted more corporate headquarters relocations than anywhere else in the US, according to real estate company CBRE Group Inc., with manufacturing and tech firms leading the way. The influx drew thousands of software engineers and other Indian-born workers to the federal H-1B program, which provides temporary visas for professionals with corporate sponsors. For the most recently available four-year period, ended Sept. 30, 2024, the government granted almost 32,000 new H-1B approvals in the Dallas area, topping Silicon Valley, Seattle, San Francisco and Washington, DC, and trailing only the New York City metro area.

Quote:

Visa holders flocked to the new subdivisions spreading north through the suburbs of Prosper, Frisco and, most of all, Celina, where the population more than tripled in just five years. That helped make Collin and Denton the fastest-growing US counties among those with a population of at least 1 million, the most recent census data show. Collin also had the biggest percentage jump in Indian residents among large counties, climbing to an average of more than 116,000 in the five years through 2024, from 70,000 in the preceding five years.

Quote:

But the momentum is quickly reversing. Indian buyers are disappearing from the market as federal and state governments tighten H-1B restrictions and many of the tech companies that employed the new arrivals fire workers in favor of artificial intelligence. Prices in the Collin County suburbs north of Dallas in February dropped almost 9% from a year earlier, compared with a decline of 4% in the metro area as a whole, according to data from brokerage Redfin.

Not that long ago, if you lived in Celina ISD and had a son that didn't play football, they would try to run you out of town. Can't have dead beats running up the attendance numbers causing the school to move up a class.

Dammit, I bought a house in The Colony last fall. I won't be selling for many years, just don't want my money to evaporate.

Though I won't miss all the bad drivers with the "caution new driver" stickers on their cars.

How can they invade when companies in Texas pay them to come here?

Also, does this mean housing prices might come down a bit? Maybe even trickle to other parts of the economy?

Get your contested appraisal attorney ready to argue that the house is less valuable than the county thinks it is

Which is not a bad thing if you are going to be living there awhile

Now add that there are no longer double digit increases at the low end of the housing market and you should have a big drop.

Is there a reason that North Texas's Indian population is such a source of anxiety this election cycle? I feel like I never heard much complaint until this year.

The preference cascade has finally begun.

People have been noticing rapid demographic changes and lack of job opportunity for citizens for some time but they were afraid of saying anything. Now they recognize many others see the same issues, so it's okay to say so out loud.

Good question.

All i know is that the Muslims, immigrants, woke, LGBTQXYZ, (outside of this month, obviously) etc. are all thrilled it's someone else's turn to get the ire of the right.

Luckily we bought under market (buyers looking to move quickly) and this year's county assessment did drop a bit, but still about what we paid. I will continue to assess.

Good. These people culturally don't give a damn about keeping up their property. We have to just be glad they don't **** on the sidewalk. Will happily absorb any repercussions from fewer coming here and preferably a lot leaving

The volume has exploded and is past the tipping point. Seeing negative impact from these folks consistently across the community

No one sheets on the sidewalk. Don't fall for the online propaganda. Only extremely poor people are forced to do that in many countries, just because they are homeless. No one sheets on streets for fun.

That being said....

In my neighborhood, we have a couple of homes owned by Muslims, one from Uzbekistan and another Arabic. Their lawns and backyards are overflowing with weeds which blow into other people's houses. They just don't care. We complain and the HOA is too lazy to crack down.

Where have you been? It's been past the tipping point at least 10 years ago. Everyone was making money so no one cared. Now things are different so people are whining online and everywhere else.

Everyone's just greedy and wants to make money.

My favorite thing is when Greg Abbott courts a major company to Texas and then they lay off Americans while being approved for 1000s of work visas. It makes me proud to be a Texan. Proud to be an American.

A few hundred million people from your country openly defecate.

And I'm talking to the North Texas reaction in particular. It went from a sizable Indian population to a massive spike in a hurry, and these folks are causing all sorts of issues in the community that were not nearly as prevalent just 2-3 years ago

It's not. Most Indians never get their citizenship. They lose Indian citizenship if they get US. I Guess they are all having kids so maybe the younger gen.

That's cute if you think getting appraisals lowered will lower your property tax.

The bonds are already obligated and the county is setting their discretionary budgets right now.

Appraisals go down... Rates go up...
