What is the best way to find out current HOA dues for various neighborhoods in College Station? Are they filed with the city?

You can reach out to the individual HOAs (quick Google search to find them), or you can just ask a realtor. HOA dues are plastered all over the MLS

Go to Zillow and it will give the monthly HOA fee towards the bottom under the monthly payment. The MLS information new is sent to Zillow.com, Redfin, and Trulia as well as Realtor.com.

In many cases mud taxes are outrageous in Brazos county. Be sure to inquire about those also.

Also check and see if there are any restrictions on renting out the house if you want to turn it into a rental. A good real estate agent will keep you informed of all the many gotchas in Kollege Station.

If you are living in a neighborhood with HOA yearly dues if yours go lower everyone's does
I would suggest you get involved with the HOA to see if there is waste

If you have owned a really old house for decades and haven't been in the local HOA, can that HOA legally decide they now want you and demand dues?

HOA's are by neighborhood many Do not have one if there is one and you don't pay your dues, they just put a lien on your property, and you will pay when you sell with accrued interest

I believe you cannot be forced into the HOA if your house predates the subdivision.

Eta: I am not a lawyer, and I did not stay at a Holiday Inn express last night.

Isn't there only one MUD district in Brazos County? Seems pretty easy to avoid, don't buy at the race track.

So, 4460.00 then you have to pay Brazos co and CSISD property tax
quite a nut to crack before you pay principal and interest on your mortgage

Mandatory garbage and extremely basic fiber, that are required by the HOA and absolutely no way out of them. So they classify them as HOA due's, also very likely I move within the next year or so just to get away from this damn mud.

When you say "HOA", you mean the developer Wallace Phillips. A friend's parents live in Midtown (same developer) and they are stuck with the CEO/fiber contract too. Plus, their MUD just got hit with a 30% increase for 2025. They were promised a bunch of amenities that have never surfaced. At least Southern Point has a lot.

Nice swimming pool, splash pad, I think pickleball courts. It's been a while since I've driven through there. The poster who lives there can verify.

Shenandoah (Southern Plantation HOA) is $200/year with $20 off if you pay before some date in February (I don't pay attention since I just pay it when I pay my property taxes in January so mine is always $180.) We have a community pool, clubhouse with a $25 per day rental fee, a really nice National Night Out celebration with free food and games, and biannual community garage sales. I'm not sure why the neighborhood that's one over (Reatta Meadows) is so much more expensive with fewer amenities. We paid $600 per year in Spring before we moved here 20 years ago and I'm sure the Houston HOAs are even more ridiculous now. Ours hasn't gone up in 20 years.

Can you not upgrade the fiber or are you stuck with the basic? And isn't there a really nice new convenience store going in? My friend that lives there was really excited about something.

You have the mandated fiber charge whether or not you use it or not and payouts the HOA management site. I use the fiber but am paying another $123/month on top of the mandated charge for 1 gig fiber.
